Refund Policy. The $20 Thailand Underwriting Protocol carries a 7-day no-questions-asked refund. The $249 Property Review is refundable in full until analysis begins; non-refundable once work has started. The $499 Custom Investment Report is refundable in full until research has commenced on your shortlist; partial refunds proportional to delivery thereafter.

Analytics & Tracking. This website uses Microsoft Clarity (session recording), the Meta Pixel (advertising attribution), and Google Ads gtag.js (conversion tracking). These services collect anonymized interaction data to measure campaign effectiveness and improve the site experience.

Payment Processing. Card payments are processed by Stripe. Where a product is sold through Gumroad — which includes UK orders — Gumroad is the merchant of record for that purchase. In neither case do we collect, store, or have access to your card or banking details.

Communication Data. If you purchase a product, opt in to a free download, or email us for a custom report, we collect your name and email address. This information is used strictly to deliver your digital products and communicate regarding your order. We do not sell, rent, or trade your email address to third parties.

Proprietary Algorithm. The exact metrics, formulas, and data-collection methodologies used by Brinkman Data Analytics constitute confidential trade secrets. We provide the calculated outputs but do not disclose the underlying code or operational mechanics.

Client Confidentiality. When a client commissions a Custom Investment Report and submits a target city, budget, or shortlist, that information is treated with strict confidentiality. We do not resell your specific investment parameters to other clients.

AI & Training Data. We do not use client queries, target cities, or personal communication to train machine learning models, artificial intelligence systems, or to improve future public market lists.
