Limassol: Cyprus law sets a 3% agent fee when the contract names none

// Short answer

Cyprus is the one market here where the law names a figure: unless the parties agree otherwise, a licensed estate agent's fee is 3% of the value of the transaction, due when the sale agreement is signed. Any agreement with an unregistered or unlicensed agent is invalid, and using an agent is not compulsory. VAT is charged at the standard 19% rate.

How much does a Cyprus estate agent charge?

The agreed fee, and if nothing else is agreed, 3% of the value of the land transaction, due and payable when the sale agreement is signed, not at transfer of title (Real Estate Agents Law, section 20).

So the 3% is a default, not a cap: a contract can set more or less. Every other cost: Cyprus property buying costs.

Who pays the estate agent in Cyprus, buyer or seller?

The law does not say; whoever engages the agent owes the fee on the terms agreed. Using an agent is not compulsory for a property transaction.

Ask before viewings whether you are being asked to sign anything that makes you the agent's client.

Is VAT charged on agent fees in Cyprus?
