1. Who you are contracting with

This website and all products sold through it are operated by Brinkman Data Analytics, a sole proprietorship (eenmanszaak) registered in the Netherlands and operated by Stan Brinkman. Contact: stan@stanbrinkman.com. Full details are on the contact page.

By purchasing a product, downloading a free resource, or using this website, you agree to these terms.

2. What we sell

Brinkman Data Analytics sells independent property research: digital PDF guides delivered instantly on purchase, and commissioned research reports delivered by email within a stated timeframe. Everything sold here is a research document or a research service. We do not sell property, broker transactions, take commission from any seller, developer or agent, or hold client funds.

3. Not financial, legal or tax advice

All content, data, figures, yield calculations, case studies and comparisons on this website and in our products are provided strictly for educational and informational purposes. Nothing we publish or deliver constitutes financial advice, investment advice, tax advice, or legal advice.

Brinkman Data Analytics is an independent research service. The operator is not a licensed financial advisor, investment advisor, real estate agent, lawyer, or tax professional in any jurisdiction. You are strongly encouraged to obtain independent, qualified legal, financial and tax advice before making any property decision.

Purchasing a product or commissioning a report does not create a client, fiduciary, or advisory relationship of any kind. You remain solely responsible for every decision you make.

4. Risk

All investments carry the risk of partial or total loss of capital. International real estate carries additional risks including currency fluctuation, regulatory change, political risk, title risk and reduced liquidity. Past performance is not indicative of future results. All yield figures we publish are estimates based on historical research data and are not guaranteed.

5. Your licence

All data exports, frameworks, master lists and commissioned reports remain the intellectual property of Brinkman Data Analytics. On purchase you receive a single-user, non-transferable licence to read and use the material for your own decision-making.

You may not resell, redistribute, sublicense, publicly publish, or use the material to train a machine-learning model. You may quote short extracts with attribution to stanbrinkman.com.

6. Delivery

Digital guides are delivered immediately after payment, by download link and by email to the address given at checkout. Commissioned research is delivered by email within the timeframe stated on the product page at the time of purchase. If a delivery does not arrive, email stan@stanbrinkman.com and it will be re-sent.

7. Refunds

Refund terms differ by product and are set out in full on the refund policy page, which forms part of these terms.

8. Pricing and tax

Prices are shown in US dollars and are inclusive of any sales tax or VAT that applies to your purchase. The price you see at checkout is the total amount charged. Nothing is added afterwards.

9. Limitation of liability

To the fullest extent permitted by law, Brinkman Data Analytics and Stan Brinkman are not liable for any financial loss, property devaluation, missed opportunity, or unforeseen cost arising from decisions you make using our research. Our total liability in connection with any product is limited to the amount you paid for that product.

Nothing in these terms limits any liability that cannot be limited under Dutch law, including liability for fraud or for death or personal injury caused by negligence. If you are a consumer, your statutory rights are unaffected.

10. Acceptable use

Do not attempt to disrupt, overload, or gain unauthorised access to this website or its systems, and do not use automated tools to bulk-extract its content. We may decline or cancel an order, refunding any amount paid, where we reasonably believe these terms have been breached.

11. Privacy

How we handle your data is set out in the privacy policy.

12. Governing law

These terms are governed by the law of the Netherlands, and disputes fall to the competent Dutch courts. If you are a consumer resident elsewhere, you keep the benefit of any mandatory consumer protections of your country of residence.

13. Changes

If these terms change, the new version is published on this page with an updated effective date. The terms that apply to your purchase are the ones published at the time you bought.
