Refund Policy

The short version: every instant-download guide carries a 7-day, no-questions-asked refund. Commissioned research is fully refundable until work starts on it.
To request a refund, email stan@stanbrinkman.com from the address you used at checkout. You do not need to give a reason for the digital guides. Refunds are issued to your original payment method.
Instant-download guides
Applies to the Thailand Underwriting Protocol ($20), the Bali Villa Buyer's Playbook ($49), the Vietnam Property Buyer's Playbook ($39), the Philippines Property Buyer's Playbook ($39), and the SE Asia All-Access Bundle ($99).
7 days, no questions asked.
Email within 7 days of purchase and you get the full amount back. You do not have to explain why, you do not have to delete the file, and you will not be asked to justify it. If the research is not worth what you paid, that is our problem, not yours.
Property Review ($249)
Full refund until analysis begins.
This is done-for-you work on a specific property you send us. Cancel any time before analysis starts and you get everything back. Once analysis has begun the fee is non-refundable, because the work is the product and it cannot be un-done. We will always tell you before we start.
Custom Investment Report ($499)
Full refund until research commences. Proportional thereafter.
Cancel before we start researching your shortlist and you get the full amount back. After research has commenced, refunds are partial and proportional to how much of the work has been delivered. If the finished report does not contain what the product page said it would, you get all of it back.
Free resources
The free PDFs cost nothing, so there is nothing to refund. You can ask to be removed from the email list at any time by emailing stan@stanbrinkman.com or using the unsubscribe link.
How long refunds take
Refunds are approved within 2 business days of your email. After approval, the money is returned to your original payment method. How quickly it appears depends on your bank or card issuer, and is typically 5 to 10 business days.
Chargebacks
If something has gone wrong, email us first. A refund by email is faster than a chargeback and we have never refused one on the digital guides. If you are unhappy, say so and you will get your money back.
Your statutory rights
This policy sits alongside your legal rights, it does not replace them. Consumers in the EU and UK have a statutory right to withdraw from a distance purchase within 14 days. Because our guides are digital content delivered immediately, that right can lapse once download begins, but our own 7-day no-questions-asked policy applies regardless, and where your statutory rights are stronger they take precedence.
