All research, reports and calls are in English.

This is for you if

  • You are retiring, or relocating with family, and buying a place to live in.
  • You will spend six months a year there, or more.
  • You want “a base, not luxury”, at a fair price for the building.

This is not for you if

  • ×You want a house or villa with land. In many countries foreigners can’t own land, and I’ll tell you that rather than sell you a report.
  • ×You are buying to rent it out. That is the $499 Custom Report.
  • ×You need visa advice. I stick to the property; the free guides point to the official sources.

// The five questions it answers

Five questions. One file.

  1. 01

    Where should I live?

Every area in your brief, compared on price per m², building age and monthly cost.

  2. 02

    Am I overpaying?

Each unit priced against its own building’s median, size-matched.

  3. 03

Can my name go on it?

Whether a foreigner can own it in their own name where you are buying, and what to ask the building for in writing.

  4. 04

What does it cost me every month?

Common-area fee, tax and insurance, in local currency per month, next to what the same unit rents for.

  5. 05

Can I sell it if plans change?

Sale and rental listings in the building, its age, and whether your size is one that trades there.

// Honest first

When I’ll tell you to rent instead.

  • 1You need a house with land.
  • 2You’ll stay under about 3 years.
  • 3Your pets need a garden.

If that’s you, I say so before you pay.

// The cost of getting it wrong

On a $100,000 condo, paying 5% over the building’s going rate is $5,000.

This costs $349.

// After you pay

Five steps. Five days.

  1. 01

    You pay.

    $349, one city, one brief.

  3. 03

    I reply within 24 hours.

If I can’t build it on your criteria in your city, I say so and you are refunded before anything starts.

FAQ

Common questions

Is this different from the $499 Custom Report?

Same data. That one ranks on rental income; this one ranks on price, resale and how you’ll live. Renting it out first: the $499 report. Living in it first: this.

Do you sell property or take commission?

No, from anyone. I am not a licensed real estate broker or agent in any jurisdiction. I don’t represent buyers or sellers, don’t introduce parties, take no commission. Listing URLs in reports are public verification sources, not introductions.

I’m 6 to 12 months away.

Book it a month or two before you buy, because listings move. Tell me your dates.

Can a foreigner own it?

It depends on the country. In Thailand, for example, a foreigner can own a condo in their own name under the foreign quota. I only shortlist homes where your ownership can be checked, and I tell you up front where it can’t.

A house or villa?

In many countries foreigners can’t own land. Where that’s the case I’ll say so honestly rather than sell you a report.

Which cities?

Any city, in any country, with enough public listings. If yours can’t be built, you’re refunded before research starts.

What if I don’t like any of the five?

The workbook has every listing, and I re-cut the five once, free, within 14 days.

Can you help with visas?

No. I stick to the property; use the official sources and a licensed professional.

Is it in English?

Yes: the report, the workbook and the call.

Five homes to view first.

Your city, your ceiling, how you want to live. Every name and every link filled in.

Full refund until research commences. Proportional thereafter.

If the finished report does not contain what this page says it will, you get all of it back. Refund policy
