How do I check a Bali estate agent is licensed?

A property brokerage firm must be an Indonesian legal entity with a business registration number (NIB), display its business-permit number, and use brokers who are Indonesian citizens with a level-6 competency certificate shown on their ID. Only a licensed Indonesian firm may broker, so a foreign agency can only work through one. A broker may take a booking fee or deposit from a buyer only with the seller's consent.

Ask for the NIB and the broker's certificate number. Why independent research is a different job: Bali villa research vs an agent.
