Best areas to buy a condo in Pattaya: Jomtien, Pratumnak and Wongamat, ranked
Pattaya is sold to a foreign buyer as a list of names: Jomtien, Pratumnak, Central Pattaya, Wongamat, Naklua. Rent evidence does not arrive in those shapes. It arrives by tambon — the administrative sub-district a building actually sits in — and when one rent standard was applied to all 147 qualifying buildings in the September 2026 pull, exactly two tambons produced enough validated buildings to report. Nong Prue, with 37. Na Kluea with Wongamat, with 14. That is 51 buildings and 2,233 units, and the other 96 buildings were cut. Below: what each catchment holds, counted down, and every district that produced nothing.
Which areas of Pattaya does this cover, and which are missing?
Two tambons, and no more than two. Nong Prue holds 37 buildings and 1,886 units. Na Kluea with Wongamat holds 14 buildings and 347 units. Together that is 51 buildings and 2,233 units, every one of them carrying a foreign-quota marker that was observed at the time of the pull. Everything else in Pattaya either produced too few condo buildings to measure or produced rent evidence that could not be cross-checked against a second source, and it was left out rather than thinned down to fit.
The wider picture behind that cut: the September 2026 pull returned 8,125 rows, which deduplicate to 4,903 distinct listings across 320 named buildings. 147 of those buildings qualified on unit count. 51 survived the rent standard. The gap between 320 and 51 is the whole story of this market’s evidence, and it is why this page ranks two catchments instead of eight.
Why are Jomtien, Pratumnak and Central Pattaya grouped this way?
Because the tambon is the unit a building can be evidenced against, and the neighbourhood name is not. Pratumnak Hill and much of Jomtien both sit inside Nong Prue tambon. So does a good deal of what gets called Central Pattaya. Reporting three separate figures for three marketing names would mean deciding by hand which building belongs to which name, then presenting that decision as a finding. The catchment is the measurement here, and the file says so on every page.
Bar length is rent-validated units. Bang Lamung, Huai Yai, Takhian Tia, Pong and Bang Saray are absent because no building in them cleared the check, not because they were not looked at.
Is Pratumnak a separate area from Jomtien?
No. Both sit inside Nong Prue, and the pull cannot separate them. They are almost certainly represented inside the 37 buildings above, but I do not publish a Pratumnak count or a Jomtien count because I would be splitting one tambon by guesswork. If another source hands you a Pratumnak number next to a Jomtien number, the question worth asking is what data separated the two. Mine could not, so it does not.
The two Pattaya areas, ranked from #2 to #1
Two entries, because the file has two. It is the shortest area ranking in this series and it is short on purpose. Both are profiled below on the same line items, counting down.
2. Na Kluea and Wongamat: 14 buildings, 347 units
Na Kluea with Wongamat is the beachfront tier and the smaller half of the file: 14 buildings, 347 units, 16 percent of the published units. It carries the higher validated price median in the file at ฿6,490,394, against Nong Prue’s ฿4,067,797 — roughly 60 percent more for the median validated building.
Rent per square metre runs at 372.7 baht, which is below Nong Prue’s 398.7. In the wider listing pull the catchment holds 854 of the 4,903 distinct listings across 56 named buildings, with asking prices starting at ฿990,000 for the smallest stock. Verdict: the position tier, and it prices like one. Buy it for the beachfront position and the build standard. The rent evidence does not argue that the premium comes back through the tenant.
1. Jomtien and Pratumnak (Nong Prue): 37 buildings, 1,886 units
Nong Prue is the depth. 37 of the 51 published buildings and 1,886 of the 2,233 units — 84 percent of the file. It is the tambon that contains Pratumnak and much of Jomtien, and it is where a Pattaya buyer has a real shortlist rather than a handful of towers.
The validated price median is ฿4,067,797 at 398.7 baht of rent per square metre — more rent per square metre than Na Kluea on a substantially lower entry. That combination is the argument for this catchment, and it is in the table rather than asserted. In the wider listing pull it holds 3,983 of the 4,903 distinct listings, 81 percent, across 242 named buildings, with asking prices starting at ฿790,000. The names buyers actually use for this tambon, and what sits behind them: Jomtien and Pratumnak condos.
The spread inside it is the thing to respect. Across the listing pull, Nong Prue asking prices run from ฿790,000 to the top of the sampled band, with the middle half sitting between ฿2,950,000 and ฿6,090,000. One tambon, an eight-fold range. The published file keeps its weakest buildings in rather than removing them, because a file that only shows the ones that work is a brochure.
Verdict: the catchment with choice, and the one that rewards reading building by building. The gap between the two catchment medians is far smaller than the gap between two buildings inside Nong Prue. The catchment is the smaller variable. The building is the larger one.

Because what the premium buys sits in the position, not in the tenant. The 14 validated Na Kluea and Wongamat buildings are beachfront and near-beachfront towers with the build standard that goes with that address, and the validated price median reflects it at ฿6,490,394. Rent per square metre does not follow: 372.7 baht here against 398.7 in Nong Prue. So the extra capital is not being recovered through rent at the rate the entry price would imply.
That is not an argument against buying in Na Kluea. It is an argument against buying there expecting the income to justify the premium. If the reason is the asset, the beachfront position and the quality of the stock, those are real reasons and the figures do not contradict them. If the reason is the income, the figures are the figures.
Which Pattaya districts have no data, and what that means for a buyer
Bang Lamung, Nong Pla Lai, Sattahip, Huai Yai, Takhian Tia, Pong and Bang Saray. Two Bang Lamung buildings qualified on unit count and both were cut because their rent evidence came from a single source. Nong Pla Lai and Sattahip return three buildings each across the entire pull — too little inventory to reach the unit bar, let alone the rent bar. The rest produced no building that cleared validation at all.
What that means is narrow and specific, so it is worth saying plainly: I have no cross-checked rent evidence for those districts, so I publish no figure for them. It is a statement about the coverage of my pull. It is not a statement about those districts, the buildings in them or anyone selling there. If a page points you at a Pattaya figure for an area outside the two catchments above, that figure did not come from this work.
The exclusion arithmetic for the whole city: 147 buildings qualified on unit count, 96 were cut, 51 published. 91 of the 96 went for single-source rent evidence and 5 on a data flag. 65 percent removed is the heaviest cut of any city in this line, and short-stay inventory parsing as monthly rent is a large part of why.

Validated cut, September 2026 pull. Buildings and units are the published file; the price median is the median of the validated buildings in that catchment and is an asking figure, not a closed price. Bang Lamung had two buildings qualify on unit count and both were cut on single-source rent evidence; Nong Pla Lai and Sattahip returned three buildings each across the whole pull, which is a count and not a market, so no median is published for any of the three. What should a buyer check in a specific building before shortlisting it?
The catchment narrows the list. It does not pick the building. Five checks, in order, and none of them needs a subscription:
- Confirm the foreign-quota slot with the building’s juristic office. An observed marker means quota availability was visible during the pull. It is not a reserved slot, and availability moves. The quota letter is the document that settles it.
- Get the common-area charge per square metre per month, in writing, plus the sinking fund. These are the two line items that move a building’s arithmetic most and the two least likely to appear in a listing.
- Find rent evidence for that building from more than one source, monthly and not nightly. A nightly holiday rate reads as a monthly rent to anyone doing this quickly, and it is the single reason 91 Pattaya buildings did not make the file.
- Compare the unit’s size against the building’s own range. A 30 square metre unit in a building whose stock runs to 70 is a different asset with a different tenant, priced off the same brochure.
