Buyers arrive with two names and expect two markets. The listing data has one tambon. Of the 4,903 distinct Pattaya listings in the September 2026 pull, 3,983 — 81% of the city — sit in Nong Prue, spread across 242 separate buildings. Thirty of those buildings carry Jomtien in the project name and seven carry Pratumnak. The other 205 carry neither. So this page reports the tambon, tells you exactly where the names stop being evidence, and publishes the sample size on every figure it quotes.

Are Jomtien and Pratumnak separate areas in the building data?
No. Pratumnak Hill and much of what buyers call Jomtien both fall inside Nong Prue tambon, and the tambon is the smallest administrative unit the listing data reports against. There is no field in the pull that says Jomtien and no field that says Pratumnak. There is a project name, an address at tambon level, and a price.
Counted properly: 242 distinct buildings appear across the 3,983 Nong Prue listings. Thirty carry “Jomtien” in the project name, accounting for 774 listings. Seven carry “Pratumnak”. The remaining 205 buildings carry no locality word at all. A developer names a project for the market it wants; that name is not a coordinate, and treating it as one is how a map gets drawn that the data never supported.
Why does this file refuse to split them by name?
Because the split would be mine, not the data’s. Seven buildings carry the Pratumnak name. Seven is not a sample. A median asking price computed off seven buildings reads exactly like a median computed off two hundred, and it is worth nothing. So there is no Pratumnak median on this page, and there is none in the paid file either.
The same discipline cuts the other way and costs me content. It would be easy to publish “Jomtien vs Pratumnak” and rank them. If a source does rank them, the question to ask is which field separated the two, because in this pull no field does. That is a limit of what I collected, stated plainly, rather than a gap papered over with a name.

How many buildings and units does Nong Prue contribute to the file?
Thirty-seven buildings and 1,886 rent-validated units, out of a published file of 51 buildings and 2,233 units. The denominator matters more than the headline: 117 Nong Prue buildings cleared the first bar of three or more rent-validated units, and 80 of them were then cut because their asking-rent evidence existed on a single platform only and could not be cross-checked against a second.
Of the 37 that survived, 31 carry multi-verified rent evidence and 6 are flagged as mildly divergent — the platforms disagreed enough to be worth labelling, not enough to bin. Three rest on fewer than ten validated units each: Majestic Jomtien Condominium (4), The Park Jomtien (6) and The Blue Residence (8). Those three are data points, not distributions, and the file says so on the row rather than burying it in a footnote.
What does 84% of a city file sitting in one tambon tell a buyer?
Nong Prue holds 1,886 of the file’s 2,233 validated units — 84%. Read one way that is a concentration risk. Read the way a buyer should read it, it is where the comparables are. Underwriting a unit means benchmarking it against other units in the same building and the same cohort, and this is the only part of Pattaya where that is possible at depth.
The corollary is the part nobody wants to print. Outside these two catchments the evidence thins out fast: Bang Lamung, Huai Yai, Takhian Tia, Pong and Bang Saray produced no building that cleared validation in this pull. That is a statement about how many independent places a rent can be checked in those areas, not a statement about the areas themselves. If you are buying there, you are buying without the comparables, and you should know that before the deposit rather than after.

The cross-platform consensus is 401.3 THB per square metre per month, taken across the 2,290 Nong Prue listings that carried a consensus figure; 1,151 of those are multi-verified across more than one platform. Narrowed to the 37 published buildings the consensus is 398.7 THB per square metre, spanning 239.1 at the bottom to 707.7 at the top.
One qualification, and it is not decoration. These are asking rents. They are what platforms advertise a unit at, cross-checked between platforms and biased down where two sources disagree materially. They are not signed leases and they are not achieved rent, which sits below asking once vacancy and negotiation have done their work. Short-stay and serviced listings are stripped out before the consensus is built, because a nightly tourist rate parses as a monthly rent and destroys the number. Pattaya carries more of that inventory than any other market in this series, which is a large part of why the cut here was so heavy.

What does the spread between the best and worst building look like?
Wide enough that the area label stops being useful. The gap between the two Pattaya catchment medians is 0.65 percentage points. The spread between the strongest and weakest building inside Nong Prue alone is more than ten times that gap, and its bottom end is negative — a validated building whose modelled costs run past what its validated asking rent covers. That building stayed in the file. A file that only shows the ones that work is a brochure.
The practical consequence: the catchment is the smaller variable and the building is the larger one. Deciding between Jomtien and Pratumnak is not the decision. Deciding between two buildings four hundred metres apart is, and the two can land on opposite sides of the whole distribution. Nor does a cheap entry predict the outcome here — the top of the table is not clustered at the bottom of the price range, so a price filter is not a substitute for reading the building.
