What a Chiang Mai condominium charges you to run it

The common-area fee is the cost buyers most reliably underestimate, because it is quoted per square metre per month and therefore looks small until it is annualised against a unit that may be empty for part of the year.

How it is calculated

Per square metre, per month, on the registered area of the unit. Roughly ฿40 to ฿70 per m² is typical across Thailand, so a 35 m² unit runs a few thousand baht a month and a 70 m² unit runs double. It scales with SIZE, not with price, which is why a large cheap unit can carry a heavier running cost than a small expensive one.

The sinking fund is a separate thing

A contribution toward major works — lifts, structure, the things that arrive once a decade and cost more than a year of fees. A building with a thin sinking fund is not cheaper to own, it is deferring a bill. How that failure actually looks.

What to ask before you offer

The current rate per m², when it last rose, the sinking-fund balance, and whether any major works are scheduled. A juristic office that cannot answer those four questions quickly is itself the answer.
