A condo owner in Thailand pays a monthly common-area fee, charged per square metre of the unit. Across 10,131 listings in 765 buildings, the median ran from ฿45 per m² a month in Pattaya and Chiang Mai to ฿60 in Phuket. For a 35 m² unit that is roughly ฿19,000 to ฿25,000 a year, paid whether or not the unit is let.

How much are condo maintenance fees in Thailand?
By the median common-area fee recorded on sale listings: ฿60 per m² a month in Phuket, ฿50 in Hua Hin, ฿45 in Pattaya and ฿45 in Chiang Mai. In each city the middle half of listings sits within about ฿10 of the median.

The fee is set by each building's juristic person, the owners' body that runs the building, and billed on the unit's registered area. It typically pays for the common parts: security, cleaning, the pool and lifts, the building's insurance and its staff. The annual figure in the table is the median fee for a 35 m² unit, rounded to the nearest hundred baht.

Do newer buildings charge more?
Mostly, yes. In Chiang Mai, Pattaya and Hua Hin, buildings under ten years old charge the highest fees per m² and those over twenty the lowest.

Median fee per m² a month by the building's age, with the number of listings in brackets; small samples, such as Phuket's buildings over twenty years old, move more. A low fee is not automatically a saving: ask what it covers and how much the building holds for major works.

What is the sinking fund, and when do you pay it?
A one-off contribution to the building's reserve for major works, usually charged per m² when you buy a new unit, separate from the monthly fee. On a resale, check whether it was paid and how large the reserve is.

Where do these numbers come from?
From the annual common-area fee recorded on 10,131 condo sale listings on one listing platform, divided by the unit's size and by twelve. The listings were collected in 2026 across Phuket, Pattaya, Hua Hin and Chiang Mai.
Units under 18 m² or over 300 m², and fees outside ฿5 to ฿300 per m² a month, are left out as entry errors. Bangkok is not included because its listings in our data do not record the fee. The fee is set and can change at the owners' general meeting, so check the current rate with the building.

How do maintenance fees change what a condo is worth to you?
They are a fixed yearly cost on top of the price, so two units at the same price are not equal if one building charges twice the fee. Put the annual fee into your numbers before comparing units.
