Of the five cities we track, Chiang Mai has the lowest asking prices: its lowest-priced areas have medians around ฿3.1 million to ฿3.5 million (about $93,000 to $103,000). In Pattaya a quarter of listings ask under ฿2,990,000, and in Bangkok a quarter of studios ask under ฿3,360,000. These are asking prices from listings, not sale prices, and a low price is only good if the unit passes the checks below.

Where are condos cheapest in Thailand?

By area median asking price, Chiang Mai's Fa Ham (฿3,097,000), Nong Pa Khrang and Suthep / Nimman are the lowest of the areas we publish, followed by Hua Hin City, Pattaya's Na Kluea, Phuket Town and Bangkok's On Nut.

Each figure is the median of an area, copied from that city's price page, where every area is listed with its sample; areas with three buildings or fewer are left out. Phuket's figures cover listings between ฿3 million and ฿12 million only. Dollar figures at the Bank of Thailand transfer buying rate of 30 September 2026, ฿33.39.

How cheap can a condo be?

Well below the medians. In Pattaya, a quarter of the 4,903 listings we hold ask under ฿2,990,000 and a tenth under about ฿2 million. In central Bangkok near the BTS and MRT, a quarter of studios ask under ฿3,360,000 and a quarter of 1-bedrooms under ฿4,092,500.

The cheapest units are usually the smallest: in Pattaya the bottom quarter of listings by size is under 33 m², and Bangkok studios have a median of 28 m². Price per square metre, not the headline price, is what tells you whether a small unit is cheap. By size in Bangkok: Bangkok condo prices by size.

What checks does a cheap condo have to pass?

The same as any condo, and they matter more at the bottom of the market: whether there is foreign quota left in the building, how the asking price compares with other units in the same building, what the title deed says, and how easily the unit could be resold.

How do you find a cheap condo that is actually good value?

Start from price per m², then check the building and the quota. A low price that comes with an older building or a full foreign quota may still be the right buy, but you should know which one you are buying.
