How much is a 1-bedroom condo in Bangkok?

The median 1-bedroom asks ฿5.45 million for 36 m², and the middle half of listings sits between ฿4.09 million and ฿7.27 million. Per square metre the median is ฿144,093. A studio is smaller and dearer per m²; a 2-bedroom is larger and cheaper per m².

Where do these numbers come from?

From our own pulls of Bangkok listings on four listing platforms, around BTS and MRT stations in central and inner Bangkok. 11,297 listings remained after removing the same unit listed on more than one platform and impossible entries. The bedroom count is read from each listing; 5,259 of them state it.

Removed: 735 duplicates (same building, price and size on two platforms), and entries under 18 or over 200 m² or outside ฿30,000 to ฿400,000 per m², which are almost always rentals or typing errors. This is a different, wider population from the 89 named buildings on the area page, so the two pages answer different questions. Asking prices are what sellers hope for; the price agreed can be lower.

Compare its price per m² with the median for its size here, then with other units for sale in the same building. A unit far above both needs a reason: a high floor, a view, a renovation.
