Where do these numbers come from?

From our own pulls of 2026 condo sale listings: four listing platforms for Bangkok (May to June 2026) and one platform's sale listings for Phuket, Pattaya, Hua Hin and Chiang Mai (2026). Duplicates and impossible entries were removed. These are asking prices, not the prices units sold for.

Bangkok: 11,297 listings kept after removing the same unit listed twice and entries under 18 or over 200 m² or outside ฿30,000 to ฿400,000 per m². Other cities: 12,725 listings, de-duplicated, 18 to 300 m², ฿15,000 to ฿500,000 per m². Bedroom counts are read from each listing. The fee is the common-area fee recorded on a listing, divided by its size and by twelve. More of our data: Thailand property statistics.
