How much is a 2-bedroom condo in Thailand?

By median asking price: ฿5.19 million in Chiang Mai, ฿8.24 million in central Bangkok near the BTS and MRT, and ฿8.58 million in Phuket, with Pattaya and Hua Hin in between. Half of each city's listings sit inside the middle-half range in the table.

Dollar figures use the Bank of Thailand’s average rate at which banks bought US dollars by transfer on 30 September 2026, ฿33.39, rounded to the nearest thousand. The middle half is the range from the 25th to the 75th percentile of listings. Chiang Mai, Pattaya, Hua Hin and Phuket come from one listing platform’s sale listings, de-duplicated; Bangkok comes from our pull of four platforms around BTS and MRT stations, so it is a different population.

How big is a 2-bedroom condo in Thailand?

Usually 61 to 75 m² by median. Bangkok’s and Phuket’s are the smallest at about 61 m² and Hua Hin’s the largest at 75 m², so compare price per square metre, not the headline price.

Per square metre, a 2-bedroom costs about the same as a smaller unit in the same city: in Chiang Mai ฿75,000 against ฿78,900 for a 1-bedroom. A larger unit is dearer in total, not per metre. Bangkok by bedroom count, with areas: Bangkok condo prices by size.

What does a 2-bedroom condo cost to run each month?

The building’s common-area fee is charged per m², so a median 2-bedroom pays roughly ฿2,920 to ฿3,750 a month in the four cities where listings record it, before electricity, water and internet.

Can a foreigner buy a 2-bedroom condo in Thailand?

Yes, freehold, as long as the building’s foreign quota is not full. Foreigners may own up to 49% of a building’s total unit floor area, so a large unit uses more of the quota than a studio.

Ask the building’s juristic person for a dated letter confirming foreign quota is available for your unit’s floor area before you pay a deposit: the foreign quota letter, explained. The money has to arrive from abroad in foreign currency and be documented: the FET certificate.
