These are median asking prices per area, computed from 6,171 listings across 1,109 named buildings in 8 areas. Asking is not achieved: it is the number the market is testing, and the number you negotiate down from. Where a bucket rests on three buildings or fewer the row says so, is a number and not a market.

Why the cheap areas are not automatically the good ones
A lower median means a lower entry price and nothing else. It does not tell you what the unit lets for, how long it sits empty between tenants, or what the building charges to run itself. Two areas can sit within a few hundred thousand baht of each other and behave completely differently once the running costs land. Read the area ranking next, then the cost stack below.

What the asking price leaves out
Every number above is the headline. The transfer fee, the common-area charge, the sinking-fund contribution and the tax on exit are all on top, and together they move the real cost of ownership more than choosing a different area does. Set out in full on the Phuket cost page.

Are these asking prices or achieved prices?
Asking. They are what the market is currently testing, computed as the median per area from the building file. Achieved prices sit below asking and are not published by any Thai portal.
Can a foreigner buy a condominium in Phuket?
Yes, on freehold title inside the building's 49 percent foreign quota, in their own name. Land is closed to foreign individuals.
Why do some areas show so few buildings?
Because only buildings that clear the evidence bar are counted, and thin buckets are labelled on the row. A median drawn from one building is a number, not a market, and it is marked as such.
Do these prices include the fees?
No. The transfer fee, the common-area charge, the sinking fund and the exit tax all sit on top of the asking price and are set out on the Phuket cost page.
