The middle building in my Phuket data asks ฿522 per m² a month to rent. About ฿23,500 for a 45 m² one-bedroom, area by area below, from 60 buildings whose rents were cross-checked across rental platforms.

How much does it cost to rent a condo in Phuket long-term?

The middle building in my Phuket data asks ฿522 per m² a month. That is about ฿15,700 for a 30 m² studio and ฿23,500 for 45 m². Half the buildings ask between ฿431 and ฿687 per m².

These figures cover 60 buildings from the Phuket Condo Buyer's Guide, each with at least three distinct listings. Each building's rate comes from rental listings in that building, cross-checked across rental platforms. A building where the platforms disagreed badly was dropped rather than averaged, and no building rests on a single source.

Which Phuket areas cost the most to rent?

Chalong asks the most, a median ฿695 per m² a month across 4 buildings. Kathu asks the least of the well-covered areas, ฿417 per m² across 10.

Does the building matter more than the area?

Often, yes. Inside Rawai / Nai Harn alone, published buildings ask from ฿345 to ฿715 per m² a month. Two units of the same size in the same area can differ by thousands of baht a month.

Across the whole city the published buildings run from ฿333 to ฿794 per m². An area median tells you where to start looking. The building tells you what you will pay.

When you compare quotes, compare them per m², not per month. A cheaper monthly rent on a smaller unit can be the dearer rent. Divide the quote by the floor area and set it against the table above.

What should a Phuket rent quote include?

Ask what the monthly figure covers. The building's common-area fee is billed to the owner, so a quote may or may not fold it in. Ask how electricity and water are billed, and what the deposit and minimum term are, before you compare two quotes.
