Playa del Carmen: Quintana Roo agents need a state licence with a QR code

Mexico real estate agent fees: agreed, and licensed in Quintana Roo.

Agent fees in Mexico. Agreed fee. State licence. Brinkman Data brand card.

// Short answer

We found no federal rule setting a Mexican estate agent's commission. In Quintana Roo, the state that covers Cancun, Tulum and Playa del Carmen, the law says fees are as agreed between the parties, and anyone providing real estate services needs a current state licence (matricula) with a QR code that links to the public register. IVA at 16% applies to the fee.

Rules and rates as of October 2026.

How much does a Mexican real estate agent charge?

No federal rate exists that we could find. In Quintana Roo the agent receives the fees agreed between the parties (article 15 of the state's real estate services law).

So the contract figure is what counts. Every other cost and the restricted-zone trust: the fideicomiso explained.

Do Mexican real estate agents need a licence?

In Quintana Roo, yes, since December 2025: anyone providing real estate services needs a current matricula and constancia from the state urban development ministry (SEDETUS), and the matricula carries a QR code linking to the public register.

Foreign agents also need immigration permission to work. Scan the QR code before you sign anything. Other states have their own registers.

Nationwide, an agent's contract with a consumer must be registered with PROFECO, the consumer agency, and a contract that is not registered has no effect against you. You can cancel within 5 business days of signing.
