In Colombia the money trail is the paperwork. A foreigner's property purchase is foreign direct investment. Pay in foreign currency through an authorised bank or exchange intermediary, supply the exchange declaration (Formulario No. 4), and Banco de la República registers the investment automatically. That registration is what lets you send the sale proceeds and net profits back abroad.

How do you send money to Colombia to buy property?

Through the foreign-exchange market. Foreign direct investment made in foreign currency, which includes a property purchase, is registered automatically when the money is channelled through an authorised exchange intermediary (an IMC, such as an authorised bank) or a compensation account, and the minimum data of the exchange declaration are supplied.

Why does registering the investment with Banco de la República matter?

Because registration is what protects the exit. Once the investment is made and registered, the investor may remit abroad in freely convertible currency the net profits of the investment and the sums received from selling it. The conditions in force at registration cannot be changed to the investor's detriment, with one temporary exception.

The exception: when international reserves fall below three months of imports. Registration also matters for residency. The Visa M Inversionista file needs Banco de la República statements showing the real estate investment registered in the applicant's name.

What date does Banco de la República use for a property investment?

The date the escritura pública is registered at the ORIP, the public registry. If the property has not yet been transferred, the contract date is used instead. That is how the Formulario No. 4 instructions set the investment date for real estate.

What if the money did not come through the exchange market?

Then the investment is not registered automatically. Direct investments made other than with channelled foreign currency are registered at any time by the investor or their apoderado, through a Declaración de Registro de Inversiones Internacionales in Banco de la República's exchange information system, without supporting documents.

No fixed registration deadline appears in that rule, and this page does not publish one. It relies on the Chapter 7 compendium dated 12 September 2023; an amendment dated 9 October 2025 exists and was not reviewed. Confirm the current rule with your bank or apoderado.

How are renovation money and a failed purchase handled?

Money for construction or improvements on property already registered as foreign investment must also come through the exchange market with an exchange declaration. If an investment is not completed, for example a purchase that falls through, it can be sent back abroad under numeral cambiario 4565.

Numeral 4565 is described as foreign capital investment not completed (inversión de capitales del exterior no perfeccionada). Banco de la República also sends monthly data on foreign direct investment registered in real estate to the Financial Information and Analysis Unit (UIAF).

What happens if the exchange rules are not followed?

According to J&G Lawyers, breaches of the exchange regime can carry administrative sanctions of up to 200% of the value of the proven infraction, and DIAN enforces most exchange breaches. The sanctions statute itself was not read for this page. The simple answer is to channel the money and file the declaration.
