How to find a property to buy in Pattaya: count each unit once.

Find Pattaya's five worth buying 8,125 rows, 4,903 listings Brinkman Data brand card.

// Short answer

In Pattaya the first job is counting each unit once. My September 2026 pull returned 8,125 rows that collapse to 4,903 distinct listings across 320 buildings, because the same unit is listed several times. The second job is speed: one in six listings changed in eleven days in October. Foreign buyers mostly buy condos freehold inside a building's 49% foreign quota. Brinkman Data, an independent research service paid only by the buyer, analyses every listing in your city and budget and sends you the five worth buying.

Updated 19 October 2026. Asking prices and rents from Brinkman Data's June to September 2026 pulls as published on stanbrinkman.com, plus the 17 October 2026 Chiang Mai and Pattaya re-pulls.

What is the best way to find a property to buy in Pattaya?

Work from a clean list. Pattaya portals carry the same unit more than once, so a raw count overstates choice. Remove duplicates, then judge each unit against its building. Then use an agent for viewings and negotiation, and your own lawyer for title and quota. Paying for the deciding step yourself keeps it separate from any sale.

Five ways to do it, and who pays each:

How fast do Pattaya listings change?

Fast enough that an old list misleads you. On 17 October 2026 I re-pulled every Pattaya and Jomtien listing: 23,449 in one day. 3,413 were new since 6 October, and 4,249 of the 6 October listings had gone. That is roughly one in six in eleven days. Any shortlist has to be built on the week you buy, not the month you started looking.

That is why every Brinkman Data report is built fresh after booking, on the listings live that week. A shortlist handed over from an older search is a list of units that may already be sold.

What can a foreigner buy in Pattaya?

A foreigner can own a condominium unit freehold, in their own name, inside the building's 49% foreign quota. Land is closed to foreign individuals. The purchase money must arrive from abroad in foreign currency, recorded on an FET form by the receiving Thai bank, before the Land Office registers the unit to you. In Pattaya the quota check is per building, and a marker seen on a portal is not a reserved slot.

All 51 buildings in the Pattaya two-catchment file carried an observed foreign-quota marker in the September 2026 pull. Availability moves. Get the foreign quota letter from the juristic office before any deposit, and plan the wire with the FET guide. The rules in full: Thailand foreign freehold, explained.

Which area of Pattaya should I search first?

Search by tambon, not by marketing name. Pratumnak and much of Jomtien sit inside Nong Prue, which holds 3,983 of the 4,903 distinct listings at a median asking 4,322,958 THB. Na Kluea / Wongamat is the beachfront tier: 854 listings, median 4,147,050 THB. The city-wide median is 4.31 million THB, capped at 12 million.

Na Kluea / Wongamat฿4,147,050109,30256854
Bang Lamung (thin)฿8,500,000107,7922845

Inside Nong Prue the middle half of listings runs from 2,950,000 to 6,090,000 THB, and the cheapest asks 790,000 THB. One tambon, an eight-fold range. Source: Pattaya condo prices by area. Each catchment ranked: best areas to buy in Pattaya. Detail: Jomtien and Pratumnak, Na Kluea and Wongamat.

How much does a condo cost in Pattaya?

The median 1-bedroom in Pattaya is listed at 4.16 million THB for 36 m², across 4,869 de-duplicated listings on one platform. A studio asks 3.12 million THB for 31 m², a 2-bedroom 7.39 million THB for 65 m². On the median 38 m² unit, the common-area charge alone runs roughly 1,500 to 2,700 THB a month.

Prices by size: Pattaya condo prices by area. On top of the price: a 2% transfer fee at the Land Office, often split between buyer and seller, the sinking-fund contribution, and on exit either 3.3% specific business tax inside five years or 0.5% stamp duty after. Every line: Pattaya condo buying costs.

What rent does a Pattaya condo actually get?

On a long-term lease, the middle building in my Pattaya data asks 395 THB per m² a month: about 11,900 THB for 30 m² and 17,800 THB for 45 m². Nong Prue asks a median 399 THB per m² across 36 buildings, Na Kluea / Wongamat 380 THB across 12. Nightly holiday rates are a different number, and mixing them in inflates the rent.

That mix is the single biggest trap in Pattaya rent evidence. Of 147 buildings that qualified on unit count, 96 were cut before publication, 91 of them because their rent came from one source and could not be cross-checked. 51 buildings and 2,233 units survived: the Pattaya two-catchment file. Inside Nong Prue alone, buildings ask from 239 to 708 THB per m²: Pattaya condo rent by area.

How do I build a shortlist of Pattaya condos worth buying?

Five checks per building, in order. Quota letter from the juristic office. Common-area charge and sinking fund in writing. Rent from more than one source, monthly, not nightly. The unit's size against the building's own range. Who carries the transfer fee, settled before signing. Then rank what survives and keep five.
