Pattaya bay, where long-term condo rents run by the square metre

Pattaya condo rent by area: what a month costs.

Pattaya rent. ฿395 per m² a month. Brinkman Data brand card.

// Short answer

The middle building in my Pattaya data asks ฿395 per m² a month to rent. About ฿17,800 for a 45 m² one-bedroom, area by area below, from 48 buildings whose rents were cross-checked across rental platforms.

Asking rents from the August and September 2026 pulls behind the city guides, published buildings only. Long-term leases; asking, not signed.

How much does it cost to rent a condo in Pattaya long-term?

The middle building in my Pattaya data asks ฿395 per m² a month. That is about ฿11,900 for a 30 m² studio and ฿17,800 for 45 m². Half the buildings ask between ฿355 and ฿429 per m².

These figures cover 48 buildings from the Pattaya Two-Catchment File, each with at least three distinct listings. Each building's rate comes from rental listings in that building, cross-checked across rental platforms. A building where the platforms disagreed badly was dropped rather than averaged, and no building rests on a single source.

30 m²฿11,900฿10,600 to ฿12,900
45 m²฿17,800฿16,000 to ฿19,300

Three things to know before you use them.

Which Pattaya areas cost the most to rent?

Nong Prue asks the most, a median ฿399 per m² a month across 36 buildings. Na Kluea / Wongamat asks the least of the well-covered areas, ฿380 per m² across 12.

Areas with more than 3 published buildings, highest first. The monthly columns use the area's median rate.

Na Kluea / Wongamat12฿380฿11,400฿17,100

Does the building matter more than the area?

Often, yes. Inside Nong Prue alone, published buildings ask from ฿239 to ฿708 per m² a month. Two units of the same size in the same area can differ by thousands of baht a month.

Across the whole city the published buildings run from ฿239 to ฿708 per m². An area median tells you where to start looking. The building tells you what you will pay.

When you compare quotes, compare them per m², not per month. A cheaper monthly rent on a smaller unit can be the dearer rent. Divide the quote by the floor area and set it against the table above.

Where to live, rather than what it costs: the best places to live in Pattaya.

What should a Pattaya rent quote include?

Ask what the monthly figure covers. The building's common-area fee is billed to the owner, so a quote may or may not fold it in. Ask how electricity and water are billed, and what the deposit and minimum term are, before you compare two quotes.

Renting now, thinking of buying later?

Renting first is the cheapest way to learn which building you would actually live in. If you later buy, the rent you are paying is the number your purchase has to beat each month.

What a unit costs to buy, area by area: Pattaya condo prices by area. What it costs to own once bought: the Pattaya cost page.

Buying to let rather than to live in? The rent side of that decision, unit by unit, is what the Custom Report models.
