How to find a property to buy in Chiang Mai: the list goes stale in weeks.

Find Chiang Mai's five worth it 416 listings gone in 12 days Brinkman Data brand card.

// Short answer

Start from every listing in your price band, and start from this week's. On 17 October 2026 I re-pulled every Chiang Mai condo for sale up to 10 million THB: 3,402 units. 331 were new since 5 October and 416 of the 5 October listings were gone. Foreign buyers mostly buy condos freehold inside a building's 49% foreign quota. Brinkman Data, an independent research service paid only by the buyer, analyses every current listing in your city and budget and sends you the five worth buying. An agent then arranges viewings, and your lawyer checks the title.

Updated 19 October 2026. Asking prices and rents from Brinkman Data's June to September 2026 pulls as published on stanbrinkman.com, plus the 17 October 2026 Chiang Mai and Pattaya re-pulls.

What is the best way to find a property to buy in Chiang Mai?

Decide what to buy from every current listing, then use an agent to buy it. Speed matters here. Between 5 and 17 October 2026, 416 Chiang Mai listings disappeared and 331 new ones arrived. When I bought my second unit, the top two in the scan sold before I could offer. I took the third. A shortlist from last month is already partly gone.

What can a foreigner buy in Chiang Mai?

A foreigner can own a condominium unit freehold, in their own name, inside the building's 49% foreign quota. Land is closed to foreign individuals. The purchase money must arrive from abroad in foreign currency, recorded on an FET form by the receiving Thai bank, before the Land Office registers the unit to you. A house in Hang Dong with a garden is a different product with a different legal structure, so get separate legal advice before you look at one.

All 70 buildings in the Chiang Mai Condo Buyer's Guide carried an observed foreign-quota marker in the June 2026 pull. In the Nimman buildings people want most, quota runs tight. An observed marker is not a reserved slot: get the foreign quota letter before any deposit, and plan the wire with the FET guide. The rules in full: Thailand foreign freehold, explained.

Which area of Chiang Mai should I search first?

Start from your tenant, or from yourself if you will live in it. Nimman has the deepest tenant pool and asks about 80,500 THB per m². Santitham asks roughly 55 to 70% of Nimman's per-m² price with the same access. Riverside (Wat Ket) is the cheapest audited area at about 52,700 THB per m², with older buildings. Chang Khlan's river towers ask the most.

Nimman~80,50026Deepest tenant pool, tight quota
Santitham~55-70% of NimmanindexSame access, local tenant base

From an audited pull of 169 listings, skewed to family-size units of roughly 60 to 160 m². Roughly 70 to 80% of Chiang Mai units close at or below asking. Each area with a verdict: best areas to buy in Chiang Mai. Detail: Nimman, Santitham, Riverside.

How much does a condo cost in Chiang Mai?

The median 1-bedroom in Chiang Mai is listed at 2.95 million THB for 37 m², across 1,667 de-duplicated listings on one platform. A studio asks 2.28 million THB and a 2-bedroom 5.19 million THB. Treat every figure as a ceiling: my second unit was asking 2,400,000 THB and closed at 2,150,000 THB, 250,000 THB off.

By area, the buildings in the guide ask a median 3,450,000 THB in Suthep / Nimman (18 buildings), 3,680,000 THB in Chang Phueak / Santitham (16) and 3,097,000 THB in Fa Ham (9): Chiang Mai condo prices by area. The asking-to-close gap is documented in the second-unit case study. On top of the price: a 2% transfer fee, the common-area fee, the sinking fund, and tax on exit, all on the Chiang Mai cost page.

What rent does a Chiang Mai condo actually get?

Much less than Bangkok. The middle building in my Chiang Mai data asks 316 THB per m² a month for a long-term lease: about 9,500 THB for 30 m² and 14,200 THB for 45 m². Chang Phueak / Santitham asks the most of the well-covered areas, 343 THB per m². Nong Pa Khrang asks the least, 280 THB per m².

Source: Chiang Mai condo rent by area, from 69 buildings with rents cross-checked across platforms. Inside Fa Ham alone, buildings ask from 255 to 596 THB per m².

One rent quote is not evidence. In October 2026 a single rent post put a 36 m² one-bedroom at 40,000 THB a month, more than three times what the city's median building asks for that size. My top lists now need two or more lets of the same size. Rent evidence is also why 42 of 112 qualifying buildings were cut from the Chiang Mai guide, against 13% in Bangkok.

How do I build a shortlist of Chiang Mai condos worth buying?

Pull every current listing in your band, remove duplicates, then check each building before each unit. In Chiang Mai the building check carries extra weight because so much stock is older: the Riverside sample's median building is 28 years old. Ask for the sinking-fund balance in writing. Then check rent from two sources, quota, and the unit's size against its building.

  1. This week's listings, not last month's: 416 were gone in twelve days.
  2. Sinking fund balance and planned major works: the sinking-fund guide.
  3. Quota letter from the juristic office.
  4. Two-source rent for the same unit size.
  5. Floorplan: units under 28 m² in Nimman are harder to resell.
