How much does it cost to rent a condo in Chiang Mai long-term?

The middle building in my Chiang Mai data asks ฿316 per m² a month. That is about ฿9,500 for a 30 m² studio and ฿14,200 for 45 m². Half the buildings ask between ฿286 and ฿354 per m².

These figures cover 69 buildings from the Chiang Mai Condo Buyer's Guide, each with at least three distinct listings. Each building's rate comes from rental listings in that building, cross-checked across rental platforms. A building where the platforms disagreed badly was dropped rather than averaged, and no building rests on a single source.

Which Chiang Mai areas cost the most to rent?

Chang Phueak / Santitham asks the most, a median ฿343 per m² a month across 16 buildings. Nong Pa Khrang asks the least of the well-covered areas, ฿280 per m² across 7.

Does the building matter more than the area?

Often, yes. Inside Fa Ham alone, published buildings ask from ฿255 to ฿596 per m² a month. Two units of the same size in the same area can differ by thousands of baht a month.

Across the whole city the published buildings run from ฿134 to ฿596 per m². An area median tells you where to start looking. The building tells you what you will pay.

When you compare quotes, compare them per m², not per month. A cheaper monthly rent on a smaller unit can be the dearer rent. Divide the quote by the floor area and set it against the table above.

What should a Chiang Mai rent quote include?

Ask what the monthly figure covers. The building's common-area fee is billed to the owner, so a quote may or may not fold it in. Ask how electricity and water are billed, and what the deposit and minimum term are, before you compare two quotes.
