How to check a Pattaya listing's real rent before you buy
// Short answer
The rent in a Pattaya listing is an asking rent, and a big share of Pattaya's rental stock is holiday letting. To check one, strip out the short lets, convert the rent to baht per m² a month, find two or more long-term lets of a similar size in the same building, and use the lower end. On 17 October 2026 only 1,884 of 23,449 Pattaya listings, 8.0%, had a rent that passed. Brinkman Data, an independent research service, runs this check on every listing in a buyer's city and budget.
Chiang Mai and Pattaya rent checks: every condo listed for sale up to ฿10M, pulled 17 October 2026; published rent medians from the August and September 2026 pulls; Phuket validation figures as published on the Phuket pages of stanbrinkman.com.

What is the difference between asking rent and real rent in Pattaya?
Asking rent is what an owner advertises; a signed lease lands below it. Pattaya adds a trap of its own: holiday lets. A nightly or high-season rate parses as a monthly rent and inflates the number. In my October rental pull, 1,643 rows were left out as short-let before any rent was worked out.
The October rental pull read 26,263 rental rows from four portals. What came out, and why:
| Rental rows | Count |
|---|---|
| Tourism, serviced or holiday wording, or a hotel or serviced brand | 903 |
| Above ฿1,000 per m² a month (a daily or tourist rate) | 737 |
| Nightly, daily or weekly rate offered | 3 |
| No size, or rent or size out of range | 595 |
| Kept as long-term evidence | 24,025 |
The 24,025 kept rows were 7,778 distinct rentals once cross-posts were merged, in 478 buildings. Even those are asking rents, not signed leases. Area asking rents: Pattaya condo rent by area.
What does a Pattaya condo rent for, as published?
The middle building in my published Pattaya data asks ฿395 per m² a month: about ฿11,900 for a 30 m² studio and ฿17,800 for 45 m². Half the buildings ask between ฿355 and ฿429 per m². That is 48 buildings, each with at least three distinct listings, cross-checked across rental platforms.
| Tambon | Buildings | Median asking rent per m² a month | 30 m² | 45 m² |
|---|---|---|---|---|
| Nong Prue (includes Pratumnak and most of Jomtien) | 36 | ฿399 | ฿12,000 | ฿18,000 |
| Na Kluea / Wongamat | 12 | ฿380 | ฿11,400 | ฿17,100 |
From Pattaya condo rent by area, the August and September 2026 pulls behind the Pattaya building file. Published buildings ask from ฿239 to ฿708 per m², nearly three times apart, inside two tambons. Those rates are a consensus of what several platforms ask, built from 13,583 rental comparables across 729 named buildings.
What did the October 2026 long-let check find in Pattaya?
Lower numbers than the portal asks. Across 107 buildings with two or more similar-size long-term lets, the middle building's lower-end rent was ฿333 per m² a month, with the middle half between ฿275 and ฿391. The published portal consensus is ฿395. Different building sets, but the gap is wide: check every Pattaya rent.
| Area (approximate) | Buildings checked | Middle building, lower-end long-let rent per m² a month | Building range |
|---|---|---|---|
| Wongamat / Naklua | 9 | ฿411 | ฿284 to ฿684 |
| South Pattaya | 12 | ฿387 | ฿207 to ฿569 |
| Pratumnak | 40 | ฿347 | ฿240 to ฿476 |
| Central / North Pattaya | 5 | ฿341 | ฿245 to ฿486 |
| Jomtien | 21 | ฿292 | ฿220 to ฿375 |
| Bang Lamung (north) | 6 | ฿229 | ฿99 to ฿287 |
Areas with five or more checked buildings. Each building's figure is the median of its listings' checked rents; each checked rent is the lower quartile of long-term letting posts matching the unit, luxury, renovated and sea-view posts left out where plain ones exist. Area boundaries are approximate. Jomtien carries the most supply and, on this check, one of the lowest long-let rates.
How do I check the rent on one Pattaya listing myself?
Strip out anything nightly, weekly, holiday, serviced or high-season. Divide what is left by the floor area. Find at least two long-term lets in the same building, same bedroom count first, else within about 20% of the size. Leave out sea-view and renovated posts when plain ones exist. Use the lower end, and count a cross-posted unit once.
- Short lets out. Wording like holiday, vacation, short stay, minimum one month or high season marks a holiday let, in English or Thai. So does anything above ฿1,000 per m² a month.
- Per m². A cheaper rent on a smaller unit can be the dearer rent.
- Same building. Inside Nong Prue alone, published buildings ask from ฿239 to ฿708 per m².
- Two or more lets. One post proves little. On my October list, listings whose rent rested on one long-term post had a median ฿413 per m²; those backed by two or more, ฿341.
- Count each unit once. The same unit posted by several agents is one let.
- Lower end. Use the lower quartile of the matching lets, not the average.
How far do Pattaya portal rents sit above real long-term lets?
About 6% on average. Across 412 building and bedroom groups, the lower-end long-let rent ran at 0.94 of the portal median rent: 0.95 for studios, 0.94 for one-beds, 0.93 for two-beds and larger. Unit by unit it swings: on 19.1% of checked listings the portal median sat 25% or more above the real lets.
On the 1,884 listings with a checked rent, the checked rent was higher than the portal median on 15.3%. So the factor is a fair average and an unreliable figure for one unit.
| Rent evidence, 17 October 2026 pull | Listings | Share |
|---|---|---|
| Two or more long-term lets matching the unit | 1,884 | 8.0% |
| One long-term let | 6,634 | 28.3% |
| Portal rents, same building, same bed count (3+) | 2,640 | 11.3% |
| Portal rents, same building, other sizes, scaled | 2,129 | 9.1% |
| Portal rents, similar-priced buildings nearby | 4,043 | 17.2% |
| Estimate, wider area | 2,828 | 12.1% |
| No rent figure | 3,291 | 14.0% |
Portal-based rows are adjusted down by the factor and flagged as estimates.
Why can the top of a Pattaya rent range mislead?
Because its two ends can come from different sources. In my October sheet the rent used was the lower end of long-term posts, while the top of the range was a portal asking figure. One displayed bracket read ฿7,000 to ฿20,000. The upper end is now held to the rent plus 10 to 25%.
On the 1,884 listings with a checked rent, the portal's upper-quartile ask sat 50% or more above the rent used on 5.7% of them. The top of a range is a real ask. It is just not the rent a unit like this lets for.
Ask where each end of any rent range comes from: long-term lets in the building, or a portal's asks. If the answer is a portal, plan on the lower end.
How does Brinkman Data validate a Pattaya rent?
No rent is taken from one source. Of 147 Pattaya buildings that met the unit bar, 51 were published: 42 multi-verified and 9 mild-divergent. 96 were cut, 91 for rent from a single platform and 5 on a data flag. That 65% cut is the heaviest of any city in the line.
Short-stay and serviced listings are removed before anything is built. Where two platforms disagree materially, the consensus takes the lower median. Where a building's rent sits well above its area and age cohort, it is re-estimated down to the cohort median: no premium is assumed for a name. The full account is on the Pattaya building file and Pattaya rental yield.
In a custom report the check goes down to the unit, on listings pulled the week you book. See it in a real report, page by page.
Who can check a Pattaya rent for me?
Several people, each with a different view. A property manager in the area knows what units sign for, and which are let long-term rather than by the night. A local agent knows the building. Independent research checks every listing's rent against the same building before you choose. Your lawyer checks the lease and title, not the rent level.
- The portals and rental groups, yourself. Free. Slow, and you strip the holiday lets by hand.
- Property managers. The closest thing to signed-lease evidence. Ask two, about the specific building.
- A local agent. Access, viewings, negotiation, and knowledge of the building.
- Independent research. Brinkman Data analyses every listing for sale in your city and budget and sends you the five worth buying, with a spreadsheet of every listing and the rent evidence behind each one. Not an agent, no commission, paid only by the buyer. $499, delivered in 5 days. Any city, any country.
- A property lawyer. The lease terms, the title, the foreign-quota position.
