Condo towers in Chiang Mai, where long-term rents run by the square metre

How to check a Chiang Mai listing's real rent before you buy

Two lets, or it is a guess. Chiang Mai: 19.9% checked Brinkman Data brand card.

// Short answer

The rent in a Chiang Mai listing is an asking rent. To check it, convert it to baht per m² a month, find two or more long-term lets of a similar size in the same building, and use the lower end of them. On 17 October 2026 I pulled all 3,402 Chiang Mai condos for sale up to ฿10M: only 678, 19.9%, had a rent that passed that test. Brinkman Data, an independent research service, runs this check on every listing in a buyer's city and budget.

Chiang Mai and Pattaya rent checks: every condo listed for sale up to ฿10M, pulled 17 October 2026; published rent medians from the August and September 2026 pulls; Phuket validation figures as published on the Phuket pages of stanbrinkman.com.

What is the difference between asking rent and real rent in Chiang Mai?

Asking rent is what an owner or agent advertises. Real rent is what a tenant signs for, and it lands below the ask. My own first unit in Chiang Mai lets direct at ฿16,000 a month for 49 m².

Signed leases are private, so every public Chiang Mai rent figure, mine included, is an asking rent. A rent quoted inside a sale listing is weaker still: one advertiser's number for one unit. Three things turn it into evidence:

Every line of my own unit, rent included, is published on the first unit I bought. Area asking rents are on Chiang Mai condo rent by area.

What does a Chiang Mai condo rent for, as published?

The middle building in my published Chiang Mai data asks ฿316 per m² a month: about ฿9,500 for a 30 m² studio and ฿14,200 for 45 m². Half the buildings ask between ฿286 and ฿354 per m². That is 69 buildings, each with at least three distinct listings, cross-checked across rental platforms.

From Chiang Mai condo rent by area, the August and September 2026 pulls behind the Chiang Mai Condo Buyer's Guide. Long-term asking rents only. Inside Fa Ham alone, published buildings ask from ฿255 to ฿596 per m², and across the city from ฿134 to ฿596. The area tells you where to look. The building tells you the rent.

What did the October 2026 rent check find in Chiang Mai?

Lower numbers than the asks. Across 94 buildings with two or more similar-size long-term lets, the middle building's lower-end rent was ฿304 per m² a month, with the middle half between ฿265 and ฿365. The published asking median is ฿316. Different building sets, same direction: the lower end of real lets sits under the advertised rate.

Areas with five or more checked buildings. Each building's figure is the median of its listings' checked rents; each checked rent is the lower quartile of long-term letting posts within 20% of the unit's size, with luxury and renovated posts left out where plain ones exist. Note the order changes: Chang Phueak / Santitham asks the most per m² in the published table, yet its checked lower end sits mid-pack. Ask rankings and let rankings are not the same list.

How do I check the rent on one Chiang Mai listing myself?

Divide the quoted rent by the floor area. Find at least two current long-term lets in the same building within about 20% of the size. Leave out luxury, renovated and short-stay posts. Use the lower end of what is left. If you cannot find two, the rent is unchecked, however confident the listing sounds.

  1. Per m². A cheaper rent on a smaller unit can be the dearer rent. Set the per-m² figure against the tables above.
  2. Same building. Across 94 checked buildings the lower-end rent ran from ฿173 to ฿597 per m². An area average hides that.
  3. Same size. Bedroom count alone is not enough. Within about 20% of the m² is the test.
  4. Two or more lets. In my October Chiang Mai pull, a rent backed by a single post or by bedroom count alone put a 36 m² one-bed at ฿40,000 a month. My top lists now need two or more same-size lets.
  5. Count each unit once. The same unit posted by several agents is one let, not three.
  6. Long lets only. Short lets are not evidence for a twelve-month lease.

The full sequence behind every number: the methodology.

How far do portal rents sit above real long-term lets in Chiang Mai?

About 9% on average, more for studios. Across 342 building and bedroom groups, the lower-end long-let rent ran at 0.91 of the portal median rent: 0.86 for studios, 0.92 for one-beds and 0.95 for two-beds and larger. Unit by unit it swings both ways, so the average is no substitute for checking.

On the 678 listings with a checked rent, the portal median sat 25% or more above the lower-end long-let rent on 24.6% of them. On 19.0% the checked rent was higher than the portal median. A portal median is a reasonable ceiling for a city, and an unreliable figure for one unit.

Where no long-term let exists for a building, my sheet uses the portal median times that factor and flags it as an estimate. 1,618 of the 3,402 listings, 47.6%, rest on that estimate. Studios carry the widest gap, so a studio quoted at the portal rate is the likeliest to disappoint.

Why do so few Chiang Mai rents pass the check?

Because Chiang Mai is a thinner rental market to observe than Bangkok. For the Chiang Mai guide, 112 buildings met the unit bar and 70 survived the rent check: 35 had rent from a single source and seven carried a rent flag. That is a 38% cut. Bangkok's was 13%.

For the October pull every named building on the list was searched in Facebook rental groups: 524 names, 377 with long-term units. Tha Sala, San Phisuea, San Phranet and Nong Khwai had buildings qualify for the guide on unit count, and every one was cut for weak rent evidence. The full account is on the Chiang Mai Condo Buyer's Guide.

Does the Chiang Mai tenant calendar change the rent?

It depends on the area's tenant. Nimman rents to remote workers, long-stay professionals and students. Santitham's tenants are steadier and more local, with longer tenancies. Compact units near the university turn over on the academic calendar. Hang Dong and Mae Hia peak around school term starts. The river towers move with the tourist seasons.

That is why the same per-m² rent means different things in different areas. A Santitham unit may re-let more slowly but stay let longer. A river-tower unit can ask the most and carry the heaviest operation: more turnover, more furnishing wear, more management. Price the vacancy to the tenant you will actually get.

Area by area: Nimman, Santitham, Jed Yod and Chang Phueak, Chang Khlan and Hang Dong and Mae Hia. What each area costs to buy: the best areas to buy in Chiang Mai.

Who can check a Chiang Mai rent for me?

Several people, each with a different view. A property manager in the area knows what units sign for. A local agent knows the building. Independent research checks every listing's rent against the same building before you choose. Your lawyer checks the lease and title, not the rent level. Use more than one.

How the approaches fit together: how to find a property to buy abroad and what an independent property analyst does. What a finished report looks like: a real report, page by page.

Is the rent in a Chiang Mai listing the rent I will get?

How many Chiang Mai listings have a rent you can check?
A minority. Of 3,402 Chiang Mai condos for sale up to ฿10M on 17 October 2026, 678, or 19.9%, had a rent backed by two or more long-term lets within 20% of the same size in the same building. 47.6% had no long-term let to check against at all.
Which Chiang Mai area has the highest condo rent per m²?
By published asking rent, Chang Phueak / Santitham, at a median ฿343 per m² a month across 16 buildings. By the October 2026 check of real long-term lets, Suthep / Nimman led at ฿365 per m² across 15 buildings.
How many comparable lets do I need to trust a Chiang Mai rent?
