How to find a ski property worth buying in the French Alps: commune price first
// Short answer
Price a ski apartment against what flats in its own commune sold for. In 2025 the median apartment sold for EUR 13,854 per m² in Val d'Isère, EUR 11,846 in Courchevel, EUR 9,913 in Chamonix and EUR 5,068 in Samoëns. Foreigners buy on the same terms as French buyers. Brinkman Data is an independent property research service: it analyses every listing for sale in your city and budget and sends you the five worth buying, with a spreadsheet of every listing. Not an agent, no commission, paid only by the buyer. $499, delivered in 5 days.
Updated 19 October 2026. Prices are official sale records (Berlin and Hamburg valuation committees and France's DVF for 2025 sales, Statistics Portugal for the 12 months to March 2026, Croatia's ministry averages from 2025 sales); rules as published on the linked stanbrinkman.com research pages.

Can a foreigner buy a ski apartment in the French Alps?
Yes. No French restriction on foreigners or non-residents buying residential property was found, in the mountains or anywhere else, and a foreign buyer owns directly on the same terms as a French buyer. The purchase runs through a pre-contract, a 10-day cooling-off period, a deposit held in escrow, and the acte authentique signed before the notaire.
Nationality, residence and matrimonial regime affect how the home is held, taxed and passed on, so ask the notaire early. Rules in full: buying property in France as a foreigner and the acte authentique explained. Hiring someone to search for you: a buyer's agent in France.

Why does the commune matter more than the resort name?
Because DVF records the commune, not the resort. Méribel sits in Les Allues; Val Thorens and Les Menuires share Les Belleville; Les Arcs is in Bourg-Saint-Maurice; Avoriaz is in Morzine. Courchevel's figure covers its villages from Le Praz to 1850. So a commune median can blend a high, ski-in village with a valley town several hundred metres lower.
That is why Les Arcs' median, EUR 5,457 per m², sits so far below Val d'Isère's: Bourg-Saint-Maurice is a valley town as well as a ski station. Before comparing, find which village the flat is actually in, then look at the commune's middle half rather than its median alone.

What do chalets cost in the Alps?
Few resorts register enough house sales to publish: of the main resorts, only Chamonix, Les Houches and Saint-Gervais had 30 or more in 2025. Chamonix's median house sold for EUR 13,846 per m² of living space, with a middle half of EUR 10,237 to EUR 17,387; Les Houches sat at EUR 8,779 and Saint-Gervais at EUR 8,475. A chalet's price includes its plot.
A chalet's price per m² is not comparable with an apartment's, because the land is inside it. For a resort with too few sales to publish, there is no reliable median, and a single sale should not be read as one. Down on the lake, Annecy apartments sold for a median EUR 5,118 per m² across 1,577 sales, and Annecy houses for EUR 5,988.

How do you check whether a ski apartment is priced right?
Divide the price by the surface and compare it with the median and the middle half for its commune. Above the middle half, it needs a reason: ski-in ski-out, the altitude of the village, a renovation, the view. Ski apartments are often under the roof, and listings quote the Carrez surface, which leaves out areas under 1.80 m of ceiling height.
So the same flat can look dearer per m² on a listing than on the built surface the medians use. A resort median also mixes a studio in a 1970s block with a new apartment on the piste. That is why each listing gets compared with similar flats in the same village: see a real report.

What does it cost to buy in the Savoie and Haute-Savoie?
Neither department is among the eleven that kept the 4.50% departmental rate on 1 June 2026, so a resale carries the 5.00% rate, about 6.32% in transfer duty, for deeds signed from 1 April 2025 to 31 March 2028. Savoie's reduced 4.00% rate is only for a first-time buyer's main residence, which a second home does not qualify for.
Add the 0.10% security contribution and the notaire's regulated fee plus 20% VAT. A new apartment sold by a developer within 5 years of completion carries 20% VAT inside the price and only about 0.715% transfer tax. Agents set their own fees and must display them; the advert says who pays. Details: France property buying costs and France real estate agent fees.

Can you let a ski apartment to holidaymakers?
Yes, as a meublé de tourisme, declared to the mairie, with its registration number in every listing; failing to declare can cost up to EUR 5,000. Tax treatment depends on classification: from 2025 income, an unclassified tourist let gets a 30% allowance up to EUR 15,000 of receipts, a classified one 50% up to EUR 77,700. A national registration service is due in the fourth quarter of 2026.
A second home that is not let as someone's main residence also pays taxe d'habitation each year, plus taxe foncière. Under the Loi Le Meur, new co-ownership rules must state whether tourist lets are allowed, so read the building's rules before you buy to let. Agent, portals or independent research in the French Alps?
Each does a different job. The portals show asking prices. A licensed agent finds apartments, books viewings and negotiates; a buyer's agent you hire searches for you. The notaire drafts the deed and checks the title. Brinkman Data decides which apartment is worth buying: every listing in your resorts and budget, each checked against comparable sales, the five worth buying and the spreadsheet, for $499.
Brinkman Data is not an agent, takes no commission and is paid only by the buyer. Every report is built fresh on the apartments for sale that week. See a real report, the comparison on how to find a property to buy abroad, and what an independent property analyst does. On the coast instead: how to find an apartment to buy in Nice.
