Updated 19 October 2026. Prices are official sale records (Berlin and Hamburg valuation committees and France's DVF for 2025 sales, Statistics Portugal for the 12 months to March 2026, Croatia's ministry averages from 2025 sales); rules as published on the linked stanbrinkman.com research pages.

Can a foreigner buy property in Nice?

Yes. No French restriction on foreigners or non-residents buying residential property was found. A foreign buyer owns directly, on the same terms as a French buyer. What changes the outcome is personal: nationality, residence and matrimonial regime affect how the home is held, taxed and passed on, and the notaire examines them at purchase. Buying gives no residence permit.

Ask the notaire early how your marital regime and home-country rules affect the way the title should be held. Monaco, next door, is a separate country with its own rules and is not covered here. Rules in full: buying property in France as a foreigner. Hiring someone to search for you: a buyer's agent in France.

What do Nice apartments actually sell for per m²?

EUR 4,852 per m² was the median price paid for a Nice apartment in 2025, from 7,275 sales in DVF, the tax administration's record of every registered sale, by far the biggest market on the coast. A quarter sold below EUR 3,844 and a quarter above EUR 6,077. Houses in Nice, where the price includes the land, sold for a median EUR 6,462 across 210 sales.

Sales only, one dwelling per deed, price divided by the built surface. Listings quote the Carrez surface, which leaves out areas under 1.80 m of ceiling height, so a top-floor flat can look dearer per m² than on the built surface. A Nice median still mixes a seafront flat with one five streets back, so compare a listing with similar flats nearby. Every coastal town: Côte d'Azur property prices.

What do apartments cost elsewhere on the Riviera?

From EUR 3,989 per m² in Le Cannet to EUR 8,680 in Villefranche-sur-Mer, by the median apartment sold in 2025. The small towns between Nice and Monaco are the dearest; Cannes, Antibes and Menton sit between EUR 5,000 and EUR 5,721. Saint-Jean-Cap-Ferrat and Èze had fewer than 30 qualifying sales, too few for a reliable median.

What does it cost to buy an apartment in Nice?

Less in transfer duty than in most of France. The Alpes-Maritimes is one of eleven departments still at the 4.50% departmental rate on 1 June 2026, so transfer duty on a resale totals about 5.81%, against 6.32% where the rate rose to 5.00%. Add the 0.10% security contribution and the notaire's regulated fee plus 20% VAT.

Rates change on 1 June and 1 January as department votes take effect, so check the current DGFiP table before you sign. The notaire's scale, excluding VAT, falls to 0.799% above EUR 60,000. A new home sold by a professional within 5 years of completion carries 20% VAT inside the price and only about 0.715% transfer tax. Every line: France property buying costs.

How do estate agents in Nice charge?

Freely, but in the open. French law does not cap the fee. The agency must display its maximum fees including tax, every sale advert must say who pays, and when the buyer pays, the fee is shown as a percentage of the price. No money may be demanded before the sale is concluded; the commission is paid after the final deed.

The posted scale is a ceiling, so you can negotiate below it. Agents hold a carte professionnelle from the chamber of commerce and industry and show its number on every document; check it against the CCI register. Details: France real estate agent fees.

What are the steps to buy a flat in Nice?

Sign a pre-contract, a compromis de vente or a promesse unilatérale, with the seller's diagnostics file attached, including the DPE energy rating. Wait out the 10-day cooling-off period a private buyer has. A deposit of around 5% to 10% is held in escrow, usually at the notaire. Then sign the acte authentique, which the notaire publishes in the land register.

If you borrow, the pre-contract normally carries a loan condition of at least one month. Only a notarial deed can be published, and publication is what makes the transfer enforceable against third parties. Detail: the acte authentique explained.

Can you let a Nice apartment to tourists?

Yes, as a meublé de tourisme, declared to the mairie with a registration number shown in every listing; failing to declare can bring a fine of up to EUR 5,000. A main residence can be let this way for 90 to 120 days a year depending on the commune. A national online registration service is scheduled for the fourth quarter of 2026.

Where a change of use is needed, the home must be rated A to E on the DPE. From 2025 income, an unclassified tourist let gets only a 30% flat allowance up to EUR 15,000 of receipts. For long lets, homes rated G can no longer be let. Global Property Guide puts Nice's average gross yield at 4.67% for Q2 2026, from asking data; it is the publisher's figure, not Brinkman Data's. Agent, portals or independent research in Nice?

Each does a different job. The portals show asking prices. A licensed agent finds flats, books viewings and negotiates; a buyer's agent you hire searches for you. The notaire drafts the deed and checks the title. Brinkman Data decides which flat is worth buying: every listing in your towns and budget, each checked against comparable sales, the five worth buying and the spreadsheet, for $499.

Brinkman Data is not an agent, takes no commission and is paid only by the buyer. Every report is built fresh on the flats for sale that week.
