How to find a home worth buying in Provence: town price first
// Short answer
Price a Provence home against what homes in its own town sold for. In 2025 the median apartment sold for EUR 4,818 per m² in Aix-en-Provence and EUR 11,826 in Saint-Tropez, and the median house in L'Isle-sur-la-Sorgue for EUR 3,695. Gordes and Ménerbes sell too few homes for a median. Brinkman Data is an independent property research service: it analyses every listing for sale in your city and budget and sends you the five worth buying, with a spreadsheet of every listing. Not an agent, no commission, paid only by the buyer. $499, delivered in 5 days.
Updated 19 October 2026. Prices are official sale records (Berlin and Hamburg valuation committees and France's DVF for 2025 sales, Statistics Portugal for the 12 months to March 2026, Croatia's ministry averages from 2025 sales); rules as published on the linked stanbrinkman.com research pages.

Can a foreigner buy property in Provence?
Yes. No French restriction on foreigners or non-residents buying residential property was found. A foreign buyer owns directly, on the same terms as a French buyer. What changes the outcome is personal: nationality, residence and matrimonial regime affect how the home is held, taxed and passed on, and the notaire examines them at purchase. Buying gives no residence permit.
Ask the notaire early how your marital regime and home-country rules affect the way the title should be held. Rules in full: buying property in France as a foreigner. Hiring someone to search for you: a buyer's agent in France.

Sale prices from DVF, the tax administration's record of registered sales, in towns with at least 30 sales of that type. "Too few sales" means the town is not in the published table for that type. Every town with its middle half: Provence property prices.
What do houses cost in the Luberon and the Vaucluse?
In the towns with enough sales to publish, houses sold for a median of EUR 3,695 per m² in L'Isle-sur-la-Sorgue in 2025, EUR 3,537 in Pertuis and EUR 2,833 in Apt. Gordes, Ménerbes, Bonnieux and Lourmarin each recorded fewer than 30 house sales, too few for a reliable median, and no figure is invented for them.
| Town (houses) | Median per m² | Middle half | Sales |
|---|---|---|---|
| L'Isle-sur-la-Sorgue | EUR 3,695 | 3,000 to 4,634 | 171 |
| Pernes-les-Fontaines | EUR 3,571 | 2,973 to 4,722 | 58 |
| Pertuis | EUR 3,537 | 2,733 to 4,136 | 145 |
| Vaison-la-Romaine | EUR 3,436 | 2,920 to 4,006 | 41 |
| Apt | EUR 2,833 | 2,059 to 3,233 | 63 |
| Cavaillon | EUR 2,626 | 2,109 to 3,106 | 147 |
| Avignon | EUR 2,465 | 2,040 to 2,964 | 405 |
The hilltop villages that draw most foreign buyers are exactly where the official data is thinnest. A handful of sales a year is not a market price, and one sale should not be read as one. That is the setting where comparing a house with the nearest similar houses, one by one, matters most.
What do homes cost on the Var coast and around Saint-Tropez?
The median apartment sold for EUR 11,826 per m² in Saint-Tropez in 2025, the highest in Provence, with a middle half of EUR 10,155 to EUR 15,439. Around the gulf, houses sold for a median EUR 11,629 in Grimaud and EUR 7,244 in Sainte-Maxime. Further west, Bandol apartments sat at EUR 6,288 and Toulon's at EUR 2,702.
| Town (apartments) | Median per m² | Sales |
|---|---|---|
| Saint-Tropez | EUR 11,826 | 114 |
| Gassin | EUR 7,075 | 31 |
| Grimaud | EUR 6,522 | 139 |
| Bandol | EUR 6,288 | 301 |
| Le Lavandou | EUR 6,150 | 257 |
| Sanary-sur-Mer | EUR 6,130 | 346 |
| Sainte-Maxime | EUR 5,625 | 354 |
| Saint-Raphaël | EUR 4,804 | 1,006 |
| Fréjus | EUR 4,228 | 1,122 |
| Hyères | EUR 4,050 | 882 |
| Toulon | EUR 2,702 | 2,569 |
How to check a house: ask for the plot size and the habitable surface separately, because a big garden lifts the price per m² of the house. Then compare with the town's median and middle half. Above it, the home needs a reason: the land, the view, the pool, the stone.
What does it cost to buy a home in Provence?
On a resale, mostly tax. The Bouches-du-Rhône and the Var apply the 5.00% departmental rate, so transfer duty totals about 6.32% for deeds signed from 1 April 2025 to 31 March 2028; the Vaucluse is not among the eleven departments that kept 4.50%. Add the 0.10% security contribution and the notaire's regulated fee plus 20% VAT.
Notaire costs are commonly quoted at 7% to 8% on resales and 2% to 3% on new builds, where 20% VAT sits inside the price. A second home also carries taxe d'habitation each year, and in zones tendues the commune may add a surcharge of up to 60%. Every line: France property buying costs.

Who pays the agent, and what are the steps in Provence?
French agents set their own fees, display their maximum scale including tax, and may take no money before the sale is concluded; every advert says who pays. The purchase runs through a pre-contract with the diagnostics file, a 10-day cooling-off period for a private buyer, a deposit of about 5% to 10% held in escrow, then the acte authentique before the notaire.
Agents hold a carte professionnelle from the chamber of commerce and industry; check its number against the CCI register. For an old house, the diagnostics file matters: it covers lead in buildings from before 1949, asbestos, septic systems and termites in designated zones, as well as the DPE. Agent, portals or independent research in Provence?
Each does a different job. The portals show asking prices. A licensed agent finds homes, books viewings and negotiates; a buyer's agent you hire searches for you. The notaire drafts the deed and checks the title. Brinkman Data decides which home is worth buying: every listing in your towns and budget, each checked against comparable sales, the five worth buying and the spreadsheet, for $499.
Brinkman Data is not an agent, takes no commission and is paid only by the buyer. Every report is built fresh on the homes for sale that week. See a real report, the comparison on how to find a property to buy abroad, and what an independent property analyst does. On the Riviera next door: how to find an apartment to buy in Nice.
