In 2025 the median apartment sold for EUR 4,818 per m² in Aix-en-Provence and EUR 11,826 in Saint-Tropez, and the median house in Aix for EUR 5,875. These are sale prices from DVF, the French tax administration's record of every registered property sale, not asking prices. The Luberon's best-known hilltop villages sell too few homes in a year to give a reliable median, and the page says so rather than guess.

What do houses cost in the Luberon and the Vaucluse?

In the towns with enough sales to publish, houses sold for a median of EUR 3,695 per m² in L'Isle-sur-la-Sorgue, EUR 3,537 in Pertuis and EUR 2,833 in Apt. Gordes, Ménerbes, Bonnieux and Lourmarin each recorded fewer than 30 house sales in 2025, too few for a reliable median.

The hilltop villages that draw most foreign buyers are exactly where the official data is thinnest. A handful of sales a year is not a market price, and one sale should not be read as one. That is the setting where a unit-by-unit comparison matters most.

What do homes cost on the Var coast and around Saint-Tropez?

The median apartment sold for EUR 11,826 per m² in Saint-Tropez in 2025, the highest in Provence. Around the gulf, houses sold for a median of EUR 11,629 in Grimaud and EUR 7,244 in Sainte-Maxime.

How were these figures computed?

From every 2025 sale in DVF for the Bouches-du-Rhône, the Vaucluse and the Var: sales only, one dwelling per deed (a cellar or parking space allowed), price divided by the built surface. Towns with fewer than 30 such sales are not shown.

Also excluded: units under 9 m² and results below EUR 500 or above EUR 50,000 per m². A house's price includes its land, so its price per m² of living space is not comparable with an apartment's. How do you check whether a Provence property is priced right?

Divide the price by the living space and compare it with the median and the middle half for its town. Above the middle half, the home needs a reason: the land, the view, the pool, the stone.

For a house, ask for the plot size and the habitable surface separately; a big garden lifts the price per m² of the house. Then add notary fees and taxes: France property buying costs.
