French Alps property prices: what ski apartments actually sold for per m² in 2025.

In 2025 the median apartment sold for EUR 13,854 per m² in Val d'Isère, EUR 11,846 in Courchevel, EUR 9,913 in Chamonix and EUR 9,523 in Megève. These are sale prices from DVF, the French tax administration's record of every registered property sale, not asking prices from agencies. DVF records the commune, so resorts are listed under the commune they belong to.

What do ski apartments cost per m² in the French Alps?
From EUR 5,068 in Samoëns to EUR 13,854 in Val d'Isère, by the median apartment sold in 2025. The high-altitude Tarentaise resorts, Val d'Isère, Courchevel, Méribel and Tignes, sit at the top, with Chamonix and Megève just below; the other Haute-Savoie resorts sit between EUR 5,000 and EUR 8,300.

The middle half is the range from the 25th to the 75th percentile of sales in that commune. A commune can hold more than one resort and village: Courchevel's figure covers its villages from Le Praz to 1850, and Les Belleville covers both Val Thorens and Les Menuires.

What do chalets cost?
Few resorts register enough house sales to publish: of the main resorts, only Chamonix, Les Houches and Saint-Gervais had 30 or more in 2025. Chamonix's median house sold for EUR 13,846 per m² of living space, and that price includes the land.

A chalet's price per m² is not comparable with an apartment's, because the plot is inside it. For a resort with too few sales to publish, there is no reliable median, and a single sale should not be read as one. Annecy, on the lake below, is shown for comparison:

How were these figures computed?
From every 2025 sale in DVF for the Savoie and the Haute-Savoie: sales only, one dwelling per deed (a cellar or parking space allowed), price divided by the built surface. Communes with fewer than 30 such sales are not shown.
Also excluded: units under 9 m² and results below EUR 500 or above EUR 50,000 per m². It is the same method as the Paris and Côte d'Azur pages. All the official-data pages side by side: property prices per m² in Europe.

How do you check whether a ski apartment is priced right?
Divide the price by the surface and compare it with the median and the middle half for its commune. Above the middle half, it needs a reason: ski-in ski-out, the altitude of the village, a renovation, the view.
Listings quote the Carrez surface, which leaves out areas under 1.80 m of ceiling height, and ski apartments are often under the roof, so the same flat can look dearer per m² on a listing than on the built surface used here. Then add notary fees and taxes: France property buying costs.
A resort median still mixes a studio in a 1970s block with a new apartment on the piste. The Custom Report checks the unit itself: every listing in your budget, ranked against comparable apartments in the same resort, so you can check the unit clears the bar before you sign.
