What is the price per square metre in Paris?

EUR 9,722 per m² is the median price paid for a Paris apartment in 2025, from 28,715 sales. A quarter of sales were below EUR 8,240 and a quarter above EUR 11,556.

Prices in Paris are quoted per square metre because the stock is so mixed: a 25 m² studio and a 120 m² family flat in the same street are only comparable on that basis. The figures here are for apartments only; houses are rare enough in Paris to be left out.

The middle half is the range from the 25th to the 75th percentile of sales in that arrondissement. A price above the top of it is dearer than three quarters of the apartments sold there last year.

How were these figures computed?

From every 2025 sale in DVF for Paris, keeping sales of exactly one apartment, with or without a cellar or parking space, and dividing the price by the built surface recorded with it. 28,715 of 40,811 registered transactions qualified.

Excluded: transactions that were not exactly one apartment, such as shops, offices, parking spaces sold alone, or several units in one deed where the price cannot be split; non-sales such as exchanges; units under 9 m² (203); and results below EUR 500 or above EUR 50,000 per m², which are almost always recording errors, partial shares or life-annuity sales (573). Where a cellar or parking space was sold with the flat, its value is inside the price, which nudges those sales up slightly.

How do you check whether a Paris apartment is priced right?

Divide the asking price by the surface and compare it with the median and the middle half for its arrondissement. Above the middle half, the flat needs a reason: a high floor with a lift, a balcony, a renovation, a rare view.

Check which surface the listing uses. Listings quote the Carrez surface, which leaves out areas under 1.80 m of ceiling height, so an attic flat can look dearer per m² than the built surface used here.
