In the 12 months to March 2026, the median home in Lisbon sold for EUR 5,082 per m², in Porto for EUR 3,510 and in the Algarve for EUR 3,240. These are sale prices from Statistics Portugal (INE), taken from the transfer-tax declarations on every home sold, not the asking prices on listing sites. Buyers with a tax address abroad paid more per m² in all three.

What is the price per square metre in Lisbon?

EUR 5,082 per m² is the median sale price in the municipality of Lisbon over the 12 months to March 2026. The middle half of sales sat between EUR 4,107 and EUR 6,300 per m². By parish, the median runs from EUR 3,733 in Santa Clara to EUR 6,986 in Santo António.

In the first quarter of 2026 alone, Lisbon's median was EUR 5,292 per m², the highest of Portugal's municipalities with more than 100,000 people, ahead of Cascais (EUR 5,000) and Oeiras (EUR 4,511).

What is the price per square metre in Porto?

EUR 3,510 per m² over the 12 months to March 2026, with the middle half of sales between EUR 2,583 and EUR 4,439. By parish, from EUR 2,695 in Campanhã to EUR 4,252 in Aldoar, Foz do Douro and Nevogilde, on the coast.

What do homes sell for in the Algarve?

EUR 3,240 per m² across the Algarve over the 12 months to March 2026, with the middle half of sales between EUR 2,449 and EUR 4,177. Loulé, which includes Vilamoura, Quarteira and Almancil, is the highest at EUR 4,091; inland Alcoutim is the lowest at EUR 917.

Loulé also has the widest spread: its middle half of sales ran from EUR 2,995 to EUR 5,394 per m², so one municipality holds both ordinary town flats and some of the dearest homes in the country.

Do foreign buyers pay more in Portugal?

Per m², yes. Over the 12 months to March 2026, buyers with a tax address abroad paid a median EUR 6,325 per m² in Lisbon against EUR 5,000 for buyers based in Portugal, and EUR 4,320 against EUR 3,474 in Porto. In the Algarve in the first quarter of 2026 it was EUR 4,003 against EUR 3,214.

That does not by itself mean foreign buyers overpay for the same home. They also buy different homes: newer buildings, central parishes, sea views. The statistics cannot separate the two. What they do show is that the typical purchase by a buyer from abroad sits well above the typical local one, so checking a unit against its own parish matters more, not less.

How do you check whether a Portuguese property is priced right?

Divide the price by the area and compare it with the median and the middle half for its parish or town. A unit above the upper end of the middle half is in the dearest quarter of sales and needs a reason, such as a view, a terrace or a new build.

Use the right area. INE measures price per m² of gross private area (área bruta privativa), the figure on the caderneta predial. A listing that quotes a smaller usable area makes the same price look dearer per m², and a larger figure makes it look cheaper. Then add the purchase taxes: Portugal property buying costs.
