Homes in Cascais sold for a median of EUR 4,687 per m² in the 12 months to March 2026, and in Sintra for EUR 2,908. These are sale prices from Statistics Portugal (INE), from the transfer-tax declarations on homes actually sold, not asking prices. In Cascais, buyers with a tax address abroad paid a median EUR 5,887 per m², against EUR 4,627 for buyers based in Portugal.

What is the price per m² in Cascais?

EUR 4,687 per m² over the 12 months to March 2026, across about 2,780 sales, with the middle half between EUR 3,684 and EUR 6,020. In the first quarter of 2026 alone the median was EUR 5,000, close to Lisbon's EUR 5,292 and ahead of Oeiras.

Cascais is one municipality from Carcavelos to Guincho, so its median mixes seafront Estoril with inland São Domingos de Rana. The middle half is the range from the 25th to the 75th percentile: a quarter of Cascais homes sold above EUR 6,020 per m².

What do homes cost in Sintra and Ericeira?

Sintra's median was EUR 2,908 per m², with the middle half between EUR 2,416 and EUR 3,385, across about 6,150 sales, the largest market on this page. Mafra, which includes Ericeira, sat at EUR 2,942.

Sintra's municipality includes large commuter towns such as Queluz, Agualva-Cacém and Rio de Mouro, so its median says little about a house in the historic hill town. Ericeira likewise sits inside Mafra. For those, the upper end of the middle half is the closer guide.

What do homes cost around Comporta?

INE publishes municipalities, not villages. Comporta is in Alcácer do Sal, where the median home sold for EUR 1,932 per m²; Melides and Carvalhal are in Grândola, at EUR 2,533. Grândola's upper quarter starts at EUR 3,778, the widest spread on the coast.

These medians cover every home sold in the municipality, mostly in the towns. The beach houses near Comporta and Melides are only part of those sales, and Grândola's wide upper quarter shows how far apart prices sit, so a municipal median cannot tell you whether a particular house is fairly priced.

Do buyers from abroad pay more?

Per m², yes. Over the 12 months to March 2026, buyers with a tax address abroad paid a median EUR 5,887 per m² in Cascais against EUR 4,627 for buyers based in Portugal, EUR 4,940 against EUR 4,267 in Oeiras, and EUR 3,100 against EUR 2,904 in Sintra.

That gap does not prove buyers from abroad overpay for the same home. They tend to buy different homes: closer to the sea, newer, with a view. The statistics cannot separate the two, so the unit has to be checked against its own area.

How do you check whether a home here is priced right?

Divide the price by the area and compare it with the median and the middle half for its municipality, using the gross private area on the caderneta predial. Above the middle half, the home needs a reason: the sea, the position, a recent build.
