A house sold for a median of EUR 2,540 per m² in the Calvados in 2025 and EUR 2,619 in the Morbihan, and for EUR 1,364 in the Orne, the cheapest of the nine departments. On the coast, houses sold for EUR 6,297 in Deauville and EUR 4,932 in Dinard. These are sale prices from DVF, the French tax administration's record of every registered sale, not asking prices. A house's price includes its land.

What do houses cost per m² in Normandy and Brittany?
Department-wide, from EUR 1,364 in the Orne to EUR 2,619 in the Morbihan, for the median house sold in 2025. Most sales happen in villages with too few sales for a figure of their own, so the department median is the fairest headline.

What do homes cost in Deauville, Honfleur and the Normandy coast?
Deauville is the dearest: EUR 6,297 per m² for houses and EUR 6,769 for apartments. Honfleur's houses sold for EUR 2,889, closer to Caen (EUR 3,513) than to Trouville and Deauville along the coast.

How were these figures computed?
From every 2025 sale in DVF for the nine departments: sales only, one dwelling per deed (a cellar, outbuilding or land allowed), price divided by the built living surface. Towns with fewer than 30 such sales show no figure.
Also excluded: results below EUR 500 or above EUR 50,000 per m², almost always recording errors, partial shares or life-annuity sales, and deeds with two or more dwellings, whose price cannot be split. Same method as the other French pages: property prices per m² in Europe.
How do you check whether a house here is priced right?
Divide the price by the habitable surface and compare it with the town's median, or the department's if the village has no figure. Above the middle half, the house needs a reason: the sea, the land, the renovation.
