Most Dordogne houses sell in villages that record a handful of sales a year, too few for a reliable median of their own. That is why the department figure is the headline: it is built from every qualifying sale, wherever it happened.

Which sales are not in these figures?
About a third of house sales in the Dordogne bundle two or more dwellings in one deed: a house and a gîte, two cottages, a hamlet. Their price cannot be split between the buildings, so they are left out.
In 2025, 5,784 registered sales included a house; 2,087 of them included two or more. If the property you are looking at has a gîte or a second cottage, these medians describe the main house type in the area, not the whole package. Apartments are a small market here: 716 sales across the department, at a median of EUR 1,667 per m².

How were these figures computed?
From every 2025 sale in DVF for the Dordogne: sales only, one house per deed (outbuildings and land allowed), price divided by the built living surface. Towns with fewer than 30 such sales are not shown on their own.
Also excluded: results below EUR 500 or above EUR 50,000 per m², which are almost always recording errors, partial shares or life-annuity (viager) sales. A large plot or a pool lifts a house's price per m² of living space. Same method as the other French pages: property prices per m² in Europe.

How do you check whether a Dordogne house is priced right?
Divide the price by the habitable surface and compare it with the town's median, or the department's if the village has no figure. Above the middle half, the house needs a reason: the land, the pool, the stone, the renovation.
