How to find a property to buy in Phuket: the tenant decides the area.

Find Phuket's five worth buying 6,171 listings, 8 areas Brinkman Data brand card.

// Short answer

Decide who the property is for before you pick an area. Phuket is eight different markets: nightly-let beach towns, long-stay south, inland value, and a town priced by local demand. In the 3 to 12 million THB band I counted 6,171 listings across 1,109 buildings. Foreign buyers mostly buy condos freehold inside a building's 49% foreign quota. Brinkman Data, an independent research service paid only by the buyer, analyses every listing in your city and budget and sends you the five worth buying. Then an agent views and negotiates, and your lawyer checks the title.

What is the best way to find a property to buy in Phuket?

Separate deciding from buying. Decide from every listing in your band, priced against its own building and area. Then use an agent for viewings, negotiation and the transfer, and your own lawyer for the paperwork. In Phuket the deciding job is wide: 6,171 listings in one band, spread over eight areas that behave like different markets.

What can a foreigner buy in Phuket?

A foreigner can own a condominium unit freehold, in their own name, inside the building's 49% foreign quota. Land is closed to foreign individuals. The purchase money must arrive from abroad in foreign currency, recorded on an FET form by the receiving Thai bank, before the Land Office registers the unit to you. Phuket's villa market runs on leaseholds and other structures, and each deserves its own legal review. That is why most foreign buyers here end up comparing condos.

All 61 buildings in the Phuket Condo Buyer's Guide carried an observed foreign-quota marker in the June 2026 pull. Top-tier branded launches in Bang Tao can sell their foreign slots in weeks. Get the foreign quota letter before any deposit, and plan the wire with the FET guide. The ownership rules: Thailand foreign freehold, explained.

Which area of Phuket should I search first?

Match the area to the tenant. Nightly guests: Patong or Karon / Kata, and you are running a business. Yearly leases: Rawai / Nai Harn, Kathu or Phuket Town. Capital and depth: Bang Tao / Laguna and the Thalang corridor. Median asking runs from 4.25 million THB in Phuket Town to 6.50 million THB in Bang Tao / Laguna.

How much does a condo cost in Phuket?

The median 1-bedroom in Phuket is listed at 5.23 million THB for 39 m², across 4,959 de-duplicated listings on one platform. A studio asks 4.51 million THB for 33 m², and a 2-bedroom 8.58 million THB for 61 m². That makes a Phuket 1-bedroom dearer than a Chiang Mai 1-bedroom by more than 2 million THB at the median.

The middle half of 1-bedroom listings sat between 3.85 and 7.13 million THB: Phuket prices by size. On top of the price: a 2% transfer fee at the Land Office, the building's common-area fee, the sinking fund, and on exit either 3.3% specific business tax inside five years or 0.5% stamp duty after. Every line: the Phuket cost page.

What rent does a Phuket condo actually get?

On a long-term lease, the middle building in my Phuket data asks 522 THB per m² a month: about 15,700 THB for 30 m² and 23,500 THB for 45 m². Chalong and Patong ask the most, 695 and 688 THB per m². Kathu asks the least of the well-covered areas, 417 THB per m². Nightly rates are a different market and are not in these figures.

Inside Rawai / Nai Harn alone, buildings ask from 345 to 715 THB per m². Source: Phuket condo rent by area. Rent evidence is strict: 49 of 110 qualifying buildings were cut from the Phuket guide because their rent came from one source or carried a flag.

What should I check about the exit before I buy in Phuket?

Who buys it from you, and how long it takes. Phuket Town's buyer pool is mostly domestic, so a foreign seller there sells to local buyers. Industry trackers report 8 to 14 months on market for Patong resales. In Bang Tao, branded and bare-shell units behave like two markets in one postcode. Know which market your building sits in before you pay.

How do I build a shortlist of Phuket condos worth buying?

Every listing in your band, duplicates removed, then the building before the unit. Check quota in writing, the common-area fee and sinking fund, long-term rent from two sources, and how many similar units in the same building are for sale. In the newer Thalang corridor, ask how full the building actually is. Then rank, and keep five.

Frequently Asked Questions

Can a foreigner buy a villa in Phuket?
Not the land under it in their own name. Land is closed to foreign individuals, and villa purchases run on leaseholds or other structures that need their own legal review. A condominium unit inside the building's 49% foreign quota is the direct freehold route.
What is the cheapest area to buy a condo in Phuket?
Phuket Town. Across every resale listing in the 3 to 12 million THB band, its median asking price was 4,250,000 THB, against 6,500,000 THB in Bang Tao / Laguna, the highest of the eight areas.
How much rent does a Phuket condo get on a long lease?
The middle building in Brinkman Data's Phuket rent data asks 522 THB per square metre a month, about 23,500 THB for a 45 square metre one-bedroom. Chalong and Patong ask the most; Kathu the least of the well-covered areas.
Which Phuket area is best for long-term tenants?
Rawai / Nai Harn, Kathu and Phuket Town carry the long-stay demand: retirees, remote workers and people who work the west coast. Patong and Karon / Kata lean towards nightly guests, which is an operating business rather than a lease.
Is Brinkman Data a Phuket property agent?
No. Brinkman Data is an independent property research service. It sells no property and takes no commission. It is paid only by the buyer: $499 for every listing in your city and budget analysed and the five worth buying, delivered in 5 days.
