How to find a property to buy in Bangkok: every listing first, then five.

Find Bangkok's five worth buying 12,097 listings, 8 areas Brinkman Data brand card.

// Short answer

Start from every listing in your price band, not the first page of a portal. My June 2026 Bangkok pull held 12,097 sale listings: 2,092 in the 3 to 12 million THB band, 1,072 with rents I could check. Foreign buyers mostly buy condos, freehold, inside a building's 49% foreign quota. Brinkman Data is an independent research service paid only by the buyer: it analyses every listing in your city and budget and sends you the five worth buying. Then an agent arranges viewings and negotiates, and your own lawyer checks the title.

Updated 19 October 2026. Asking prices and rents from Brinkman Data's June to September 2026 pulls as published on stanbrinkman.com, plus the 17 October 2026 Chiang Mai and Pattaya re-pulls.

What is the best way to find a property to buy in Bangkok?

Split the work in two. First decide which unit is worth buying, from every listing in your band. Then buy it: viewings, negotiation, quota letter, transfer. Pay for the first job yourself so the advice is not tied to a sale. Use an agent and your own lawyer for the second. In Bangkok the first job is large: one pull returned 12,097 sale listings.

Five ways to do it, and who pays each one:

ApproachWho pays themWhat you get
Portals, yourselfFree to you12,097 sale listings in my June 2026 pull, many of them the same unit listed more than once
Local agentUsually the seller, on completionAccess, viewings, negotiation, the paperwork to transfer
Buyer's agentDepends on the written agreementA shortlist from their network, then the purchase
Independent researchThe buyer, a fixed feeEvery listing analysed, the five worth buying, the numbers behind each
Your own lawyerThe buyerTitle, contract and quota checks on the unit you chose

None of these is the wrong choice. They are different jobs, paid by different people. The full comparison, for any country, is in how to find a property to buy abroad.

What can a foreigner buy in Bangkok?

A foreigner can own a condominium unit freehold, in their own name, inside the building's 49% foreign quota. Land is closed to foreign individuals. The purchase money must arrive from abroad in foreign currency, recorded on an FET form by the receiving Thai bank, before the Land Office registers the unit to you. In Bangkok that means you are choosing between condo buildings, and the quota is checked building by building.

Of the 89 buildings in the Bangkok Condo Buyer's Guide, 88 carried an observed foreign-quota marker in the June 2026 pull. An observed marker is not a reserved slot. Get the foreign quota letter from the building's juristic office before any deposit.

The money leg matters as much as the unit. The receiving bank issues the FET form automatically for a single inward transfer of USD 50,000 or more: the FET guide. The ownership rules in full: Thailand foreign freehold, explained.

Which area of Bangkok should I search first?

Pick the area by the job the unit has to do. In my 3 to 12 million THB band, median asking prices ran from 4.60 million THB in Huai Khwang to 7.00 million THB in Silom / Sathorn. Thonglor / Ekkamai and Ari / Saphan Khwai carry the supply-constrained case. On Nut / Bang Chak is the deepest sample. Asoke / Phrom Phong is the liquidity anchor.

AreaMedian asking, 3-12M THB bandMedian THB per m² (validated)Listings (n)

Asking prices, not sale prices. The sampled stock skews small, 35 to 48 m² median units, and the 12 million THB ceiling clips Thonglor's top tier. Each area, with a verdict: best areas to buy in Bangkok. Neighbourhood detail: On Nut / Bang Chak, Ari / Saphan Khwai, Thonglor / Ekkamai.

How much does a condo cost in Bangkok?

Across 11,297 listings near BTS and MRT stations, collected May to June 2026, the median 1-bedroom asked 5.45 million THB for 36 m². A studio asked 4.20 million THB and a 2-bedroom 8.24 million THB. By area, the 1-bedroom median ran from 3.80 million THB in Huai Khwang to 6.96 million THB in Asoke / Phrom Phong.

The middle half of 1-bedroom listings sat between 4.09 and 7.27 million THB: Bangkok condo prices by size. The asking price is only the headline. On top come a 2% transfer fee at the Land Office (who pays it is negotiable), the building's common-area fee, typically 40 to 70 THB per m² a month across Thailand, the sinking fund, and on exit either 3.3% specific business tax inside five years or 0.5% stamp duty after: the Bangkok cost page.

What rent does a Bangkok condo actually get?

The middle building in my Bangkok data asks 556 THB per m² a month for a long-term lease. That is about 16,700 THB for 30 m² and 25,000 THB for 45 m². Asoke / Phrom Phong asks the most, 654 THB per m². Huai Khwang asks the least of the well-covered areas, 480 THB per m². These are asking rents, cross-checked across platforms.

Huai Khwang / Cultural Centre5฿480฿21,600

The building matters more than the area. Inside On Nut / Bang Chak alone, published buildings ask from 291 to 680 THB per m². Source: Bangkok condo rent by area. A building only entered the Bangkok guide when two independent sources agreed on its rent; 13 buildings that met the unit bar were still dropped.

How do I build a shortlist of Bangkok condos worth buying?

Area first, then building, then unit. Choose the area by its job: scarcity, rent or a fast exit. Inside it, check every building for quota, common-area fee, sinking fund and rent evidence from two sources. Then compare each unit's size and price to its own building's range. Five units that survive all of that beat fifty viewings.

  1. Every listing in your band, every portal, duplicates removed.
  2. Quota confirmed in writing by the juristic office.
  3. Full cost: transfer fee, common-area fee, sinking fund, vacancy.
  4. Real rent from two or more sources, monthly, not nightly.
  5. Resale: how many similar units in the same building compete with yours.

Should I use a Bangkok real estate agent?

Yes, for what agents do well: access to units, viewings, negotiation and running the transfer. Good agents earn their fee. Just know who pays them. A seller-paid agent is paid when a sale completes. Use them for the purchase, and decide what to buy from research you paid for yourself.

Before you rely on any shortlist, ask who pays the commission and whether they will show listings from other agencies. The three fee arrangements, with a worked example: buyer's agent vs listing agent in Thailand. Fees side by side: real estate agent fees by country.
