A Berlin apartment sold for an average of EUR 5,511 per m² of living space in 2025, 5% more than in 2024. New-build apartments averaged EUR 8,108. These are sale prices from the city's official valuation committee, the Gutachterausschuss, which receives a copy of every notarised property sale in Berlin, not asking prices from listing sites.

What is the average price per m² in Berlin?

EUR 5,511 per m² of living space: the average of all apartments sold in Berlin in 2025, excluding portfolio deals. The average living space was 70.9 m². Apartments in newly built complexes averaged EUR 8,108 per m².

These are averages, not medians, so a few very expensive sales pull them up. The committee's district table below removes the most extreme 10% of prices first, which brings the citywide figure to EUR 5,017 across 11,110 sales. Both numbers are correct; they answer slightly different questions.

The price includes the share of the land and of the building's common parts that comes with the flat. Cellars and storage rooms are not counted in the living space.

What is the price per m² in each Berlin district?

From EUR 3,235 in Spandau to EUR 9,374 in Mitte, by the committee's 2025 averages after removing outliers. Prenzlauer Berg (EUR 6,300), Dahlem (EUR 6,427) and Grunewald (EUR 6,111) follow Mitte among the dearest; Spandau, Hellersdorf and Marzahn are the cheapest.

Districts are the committee's own units: Berlin's old districts and some neighbourhoods (Ortsteile). Köpenick's 2025 average is lifted by a batch of micro-apartments under 30 m² sold at over EUR 10,000 per m²; without them it is EUR 5,321. Small samples, such as Marzahn (45 sales) or Rummelsburg (41), move more from year to year.

Where do these figures come from?

From the Kaufpreissammlung, the purchase-price register that Berlin's valuation committee keeps under section 195 of the Federal Building Code: the notary must send it a copy of every property sale contract. It publishes the results each year in its market report, free to reuse.

The 2025/2026 report was published in July 2026. In the first quarter of 2026, the committee counted 3,434 apartment sales and described prices as nearly unchanged. How do you check whether a Berlin apartment is priced right?

Divide the price by the living space and compare it with the district's average and typical range. A flat far above the average needs a reason: a new build, a top floor, a renovated pre-war building.

Then add the purchase costs, which in Berlin start with 6% land transfer tax: Germany property buying costs.
