These are sale prices from the city's official valuation committee, the Gutachterausschuss, which records every notarised property sale in Hamburg, not asking prices. The committee publishes them by the age of the building and the class of the location, not by district.

What is the average price per m² in Hamburg?

EUR 6,345 per m², the average of 3,115 apartment sales the committee analysed for 2025, up from EUR 6,283 in 2024 and below the 2022 peak of EUR 7,035. The average apartment sold had 76 m² and a building 53 years old.

The committee also prices a standard 80 m² apartment in a middle location every year: in 2025, EUR 441,000 for a flat in a building from around 1900 without a lift, and EUR 674,000 for a new build with a lift and fitted kitchen. These are averages, not medians, so a few expensive sales pull them up.

What do apartments cost by age of building and location?

In a middle location, from EUR 4,152 per m² for a 1960s or 1970s building to EUR 7,530 for one built since 2020. In a preferred location, from EUR 7,573 to EUR 13,600. Location moves the price more than age does.

What do the location classes mean?

They are set by the official land reference values (Bodenrichtwerte). Preferred: the top 10% of land values in the city. Good: the rest of the top third. Middle: the middle third. Moderate and poor: the bottom third, with poor the bottom 10%.

So you can place any address yourself: look up its land reference value on Hamburg's official map of land values, see which third of the city it falls in, and compare the apartment's price per m² with the row for its building's age. The committee's data may be reused with the source named, which is why it can be published here.

How do you check whether a Hamburg apartment is priced right?

Divide the price by the living space, find the location class and the building's age, and compare it with the matching cell. Far above it, the flat needs a reason: a top floor, a balcony on the water, a full renovation.

Then add the purchase costs, which in Hamburg start with 5.5% land transfer tax: Germany property buying costs. Berlin, district by district: Berlin price per m².
