What is the average rental yield in Colombia?

Global Property Guide puts Colombia's average gross rental yield at 7.01% for Q1 2026, up from 6.88% in Q3 2025. The figures are gross, built from asking prices and asking rents, and the same source says net is typically 1.5 to 2 percentage points lower. These are that source's figures, not a Brinkman Data calculation.

What are rental yields in Bogotá, Medellín and Cartagena?

Per Global Property Guide's Q1 2026 data for apartments, the average gross rental yield is 7.71% in Bogotá, 7.25% in Medellín and 5.58% in Cartagena. All are gross figures from asking prices and asking rents, and all are citywide averages.

Why does a citywide yield average mislead in Colombia?

Because the spread inside one neighbourhood can be wider than the gap between cities. In the same Global Property Guide data, Bogotá's Usaquén runs from 6.04% to 9.76% gross depending on bedroom count, while Medellín's El Poblado runs from 7.09% to 7.65%.

The question that matters is never the city. It is the building, the unit size and the rent it can actually get.

What comes off a gross rental yield in Colombia?

Municipal predial, set by each city between 0.5% and 1.6% of the cadastral value. Then tax on the rent: 20% statutory withholding on rent paid to a non-resident, and a flat 35% non-resident income tax rate. Large holdings also meet wealth tax from 72,000 UVT of Colombian net wealth.

Can a foreign owner run a short-term rental in Colombia?

Only as a registered tourism provider. Renting for periods of less than 30 days counts as tourist housing (vivienda turística), and providers must register in the Registro Nacional de Turismo (RNT) before starting, whether they live in Colombia or abroad. Anyone renting out more than one property for under 30 days is presumed to be a provider.

Digital platforms operating in Colombia must hold an active RNT themselves and give hosts space to display their RNT number. Accommodation providers must carry liability insurance for damage to guests and third parties. Repeat offences can bring suspension of the registration for 3, 6 and 12 months, then cancellation for 5 years.
