Spain golden visa through property: ended on 3 April 2025. What a buyer can still do.

No, buying property in Spain no longer gets you a golden visa. The route that gave residence for EUR 500,000 of real estate was closed by Organic Law 1/2025 and stopped on 3 April 2025. Foreigners can still buy property in Spain. What they cannot do is buy their way into residence. The rules below come from the law itself in the Official State Gazette (BOE).

Can you still get a Spanish golden visa by buying property?
No. Final provision 21 of Organic Law 1/2025, of 2 January, left articles 63 to 67 of Law 14/2013 without content. Those were the articles that created the investor visa and residence permit, including the property route. The change took effect on 3 April 2025.
The law was published in the BOE on 3 January 2025 and entered into force three months later. The investor route covered more than property, so the other investment options under the same articles closed with it.
Nothing in the law limits foreigners buying property. A purchase goes through exactly as before, with a NIE, a notary and the Land Registry: can foreigners buy property in Spain.

What happens to people who already have a golden visa?
Visas and permits valid on 3 April 2025 keep their validity for the period they were issued for. Renewals are processed under the rules in force when the first permit was granted. Applications filed before 3 April 2025 are decided under the rules in force when filed.
Both rules were written into Law 14/2013 as two new transitional provisions. The second one is titled for renewals of investor visas and permits obtained by buying real estate, so a property holder's renewal is covered by name.
A renewal still depends on keeping the investment that qualified you. Selling the property you relied on before renewing is the risk to check with a lawyer first.

Which residence route do property buyers use now?
Non-lucrative residence, for people who will live in Spain without working. You need health insurance, a clean record and sufficient means: 400% of the IPREM index a month for yourself and 100% for each family member. With the IPREM at EUR 600 a month, that is EUR 2,400 a month, or EUR 28,800 a year, for one person.
The rules are in articles 61 and 62 of the immigration regulation approved by Royal Decree 1155/2024, in force since 20 May 2025. The first permit lasts one year. Each family member adds EUR 600 a month to the amount you must show.
Property can help as evidence: the regulation lets you prove the means with any lawful proof, property titles included. But no property is required, and none is enough on its own. The test is your means, not what you bought.

So what is the property test now?
The same as for any buyer. With the visa gone, nothing about the price buys you residence, so the only questions left are whether the home is worth what you pay, what it rents for after costs, and how easily it resells.
That makes old golden-visa pricing a trap. Homes marketed at just over EUR 500,000 for the visa were priced for a buyer who no longer exists.
