What is the average rental yield in Portugal?

Global Property Guide puts Portugal's average gross rental yield at 4.29% for Q2 2026, down from 4.33% in Q4 2025. The figure is median asking rent times 12 over median asking price, for apartments, from one local portal. It is that source's figure, not a Brinkman Data calculation.

A gross yield is rent before any cost. The costs that come off it are listed further down this page. Crowd-sourced sites such as Numbeo publish different figures, up to 1.5 points apart, so quote one source by name and do not blend them.

What are rental yields in Lisbon, Porto and Faro?

Per Global Property Guide's Q2 2026 data, average gross yields are Lisbon 3.76%, Porto 3.96%, Faro 4.48%, Aveiro 4.19%, Braga 4.47% and Setúbal 4.89%. All are gross. The same source notes that its Porto figures are inconsistent because of limited rental supply.

Why does a citywide yield average mislead in Portugal?

Because the spread inside one area is wide. In the same Global Property Guide data, a Lisbon two-bedroom shows 3.58% gross and a four-bedroom 2.84%, a Cascais one-bedroom 3.13%, and a Sintra three-bedroom 5.85%. In Faro a studio shows 5.85% against 3.77% for a two-bedroom.

What comes off a gross rental yield in Portugal?

IMI at 0.3% to 0.45% of the tax value each year, AIMI on larger residential holdings, condominium fees, vacancy, and tax on the rent: a flat 25% on residential lets for a non-resident, lower for leases of five years or more.

Can a foreign owner let a Portuguese property to tourists?

Yes, as Alojamento Local (AL), if the municipality allows it. An AL must be registered through the Balcão Único Eletrónico and appears in the national RNAL register, with civil liability insurance. Since Decreto-Lei 76/2024 each municipality can set containment areas where new registrations are limited.

Decreto-Lei 76/2024 reversed the 2023 national suspension of new apartment registrations and returned AL rules to municipalities. A condominium can no longer cancel a registration itself; a resolution of more than half of the building's permilage, based on documented disturbance, goes to the mayor. Lisbon amended its municipal regulation in December 2025 to generally prohibit new registrations in containment parishes, per a law firm's summary. Parish lists change by council decision, so check the council before you buy for short-term letting.
