Hua Hin, two areas that barely differ on price

How to find a property to buy in Hua Hin: the building decides, not the area.

Find Hua Hin's five worth buying Two areas, 5% apart Brinkman Data brand card.

// Short answer

In Hua Hin, choose the building before the area. The two areas with published evidence, Nong Kae / Khao Takiab and Hua Hin City, sit about 5% apart at the median asking price, while buildings inside either area differ by millions of baht. Foreign buyers mostly buy condos freehold inside a building's 49% foreign quota. Brinkman Data, an independent research service paid only by the buyer, analyses every listing in your city and budget and sends you the five worth buying. Then an agent views and negotiates, and your lawyer checks the title.

What is the best way to find a property to buy in Hua Hin?

Compare buildings, not postcodes. Of 54 Hua Hin buildings that qualified in my September 2026 building file, 28 cleared the evidence check: 18 in Nong Kae / Khao Takiab, 9 in Hua Hin City and 1 in Hin Lek Fai. Decide from every listing in those buildings, then use an agent to view and negotiate and your own lawyer for the paperwork.

Five ways to do it, and who pays each:

What can a foreigner buy in Hua Hin?

A foreigner can own a condominium unit freehold, in their own name, inside the building's 49% foreign quota. Land is closed to foreign individuals. The purchase money must arrive from abroad in foreign currency, recorded on an FET form by the receiving Thai bank, before the Land Office registers the unit to you. A house sits on land, which is a different legal question from a condo.

All 28 published Hua Hin buildings had at least one listing carrying a foreign-quota marker when the data was collected. A marker shows foreign-quota stock has been offered in that building. It does not show room for your unit today. That proof is the foreign quota letter. Plan the wire with the FET guide. The rules in full: Thailand foreign freehold, explained.

Which area of Hua Hin should I search first?

Either of the two, chosen by your budget and unit size. Nong Kae / Khao Takiab has a median asking price of 4,201,250 THB across 18 buildings. Hua Hin City has 4,001,500 THB across 9. That is a 199,750 THB gap. Inside each area, the cheapest and dearest building medians are more than 35 times that gap apart.

Which Hua Hin area suits my price and unit size?

Nong Kae / Khao Takiab gives you more to compare at every price. It holds 5 buildings under 3 million THB, 5 between 3 and 5 million and 8 above. Hua Hin City holds 3 in each band. For a small unit, Hua Hin City starts smaller: its median building lists a smallest unit of 30 m², against 38 m².

How do I check what a Hua Hin condo will rent for?

Building by building, from current lets. This site publishes no Hua Hin rent figure yet: the rents on file were collected on an older method and have not been re-run on the current one. So treat any single rent quote as a claim to test. Ask for lets of the same size in the same building, from more than one source, and monthly, not nightly.

A Brinkman Data report checks rent for every building on your list against current lets when it is built, the same way it does in every city. If you already have a rent quote, run it through the full Thai cost stack in the Thailand rental yield calculator.

What does it cost to buy a condo in Hua Hin?

The same national costs as anywhere in Thailand. A 2% transfer fee at the Land Office, split equally by default unless the contract says otherwise. A common-area fee, typically 40 to 70 THB per m² a month. A sinking-fund contribution. On exit, 3.3% specific business tax inside five years or 0.5% stamp duty after, plus withholding tax.

Every line, with who pays it and the law behind it: cost of buying a condo in Hua Hin. Together these move the cost of owning more than the choice between the two areas does.

How do I build a shortlist of Hua Hin condos worth buying?

Start from every listing in your price band, remove duplicates, and compare each unit against its own building. Check the quota letter, the common-area fee and sinking fund, rent from current same-size lets, and how many similar units the building has for sale. In Hua Hin the building is the big decision, so most of the work sits there.
