What is the average rental yield in Cyprus?

Global Property Guide puts the average gross rental yield for Cyprus at 5.14% in its September 2026 update, up from 4.88% in Q1 2026. The figures are gross, from asking prices and asking rents on local portals, and the same source says net is typically 1.5 to 2 percentage points lower. These are that source's figures.

What are rental yields in Limassol, Paphos and Nicosia?

Do smaller units yield more in Cyprus?

In the published data, yes. In the same Global Property Guide update, a one-bedroom in Limassol shows 6.33% gross against 4.16% for a three-bedroom. One-bedrooms show 5.62% in Paphos and 5.27% in Nicosia.

What comes off a gross rental yield in Cyprus?

Income tax on the net rent, local authority charges, and building running costs. Taxable rent is gross rent less a deemed 20% deduction for repairs, plus capital allowances and loan interest. There is no annual national property tax, and the Special Defence Contribution on rent ended on 1 January 2026.

Can a foreign owner run a holiday let in Cyprus?

Yes, once it is registered. Villas, houses and apartments let short-term must be entered in the Deputy Ministry of Tourism register and get a special label and registration number, which must appear in every advert. The fee is €222 per property per three years.

Prerequisites are tax registration (a tax identification number, and VAT where applicable) and insurance covering at least fire and civil liability. The Deputy Ministry may inspect. Registered lets pay income tax, VAT as applicable, and overnight-stay charges to the local authority. No zone caps or night limits on short-term letting were found as of September 2026.

Does rent control apply to a Cyprus investment property?

Usually not to a newer one. The Rent Control Law applies only to residential or shop premises in areas the Council of Ministers has declared controlled, and only to buildings completed by 31 December 1999. Buildings finished later fall outside it.

Whatever the building's age, since 1 July 2026 rent must be paid electronically, not in cash or by cheque.
