// The spreadsheet

Every row behind the shortlist.

One row per listing: price per m², running costs, the rent evidence and a live link. Shown in full in the client’s file.

// How it was built

How the list was built

Every condo for sale up to 10 million baht on one day, from four listing sites, then ranked.

Built on 17 October 2026 from every condo listed for sale up to 10 million baht in Chiang Mai on four listing sites: 3,402 listings. The same unit listed on several sites is merged into one row, and every row keeps its live link in the client’s copy. Every shortlisted link was checked live again on 20 October.

The two lists

Proven rent after every running cost, and price under the unit’s own building. The Golden 5 rank well on both.

List one ranks units on proven rent after every running cost (a month a year empty, the building’s fees and property tax), using rents proven by two or more Facebook long-let posts for units of the same size, at the lower end. List two ranks units priced furthest under their own building’s median price per m². The Golden 5 are the units that rank well on both.

The spreadsheet

Every listing in the budget, one row each, with every figure traceable.

The spreadsheet holds every listing pulled for the brief: price per m² against its building and area, the rent used and how it was proven, building fees, the tenure wording from the listing, flags, and the live link. Sort it by any column; every figure in the report traces back to a row.

// 08 · How to use

From PDF to offer.

  1. 1Verify each Golden 5 listing URL against the public source.
  2. 2Cross-check the building’s foreign-quota slot before you offer.
  3. 3Use the area table and each unit’s price per m² against its building as your negotiation anchor.
  4. 4Stuck? 30-minute walkthrough call included.

// 09 · Scope & limits

What this is, and isn’t.

Research, not brokerage. No commission, no introductions. Listing URLs verify; they don’t represent.

Rents are conservative estimates. Net assumes a long-term tenant after every deduction. Not a guarantee.

Dated snapshot. Inventory and FQ availability move. Re-confirm at offer.

// Same engine, different city

Your city. Every name filled in.

Same engine, your budget and your shortlist. The Golden 5, the listing links, every line of math — delivered in 5 days.
