    Title type + foreign quota headroom. Whether your name can legally go on the title — and how much of the building's 49% foreign quota is actually left. Quota slots move; most buyers never ask.

    Real rental comps. What identical units in the same building actually rent for, cross-checked across portals — not the projection on the listing.

  3. 03

    The complete fee stack. Transfer fee, sinking fund, CAM, land & building tax. The recurring costs that never appear on a listing page.

    Building financials. Whether the building collects enough to maintain itself — or whether a special assessment is waiting for the next owner.

    Off-plan delivery record. Buying off-plan? The developer's completed projects and delivery history — verified, not the renders.

    Resale liquidity. How many units like yours actually changed hands in that district — and how long they sat before they did.

No. This is independent market research. It works alongside your lawyer, not instead of one — your lawyer verifies the purchase is legal; the report verifies the deal itself.

Which cities do you cover?

Any Thai city with enough live listing data to underwrite — Bangkok, Chiang Mai, Phuket, Pattaya, Hua Hin and most provincial capitals. Bali, Vietnam and Philippines reports are also available.

What if the numbers say don't buy?

Then the report says don't buy — unit by unit, with the reasons. A pass verdict on a weak shortlist is worth more than any purchase. You also see what a stronger shortlist looks like in the same market.
