What taxes do you pay when buying property in Greece?

Transfer tax of 3% of the taxable value, the higher of price and objective value, plus a 3% municipal surcharge on the tax, giving 3.09%. The buyer pays it before the deed. New builds with a permit from 2006 would carry 24% VAT, but that is suspended to 31 December 2026.

A further VAT suspension to 2030 was announced in September 2026 but not legislated, and reports differ on whether it covers all new builds or only those for long-term rent. A 15% transfer tax for non-EU buyers was also announced, not legislated. Detail: Greece property buying costs.

What is ENFIA?

The Single Property Tax, levied on everyone holding property rights in Greece on 1 January, including non-residents. For individuals it is a main tax per property, set by location, area, use, age, floor and number of facades, plus an additional charge only where total property value exceeds EUR 500,000.

How is rental income taxed for a non-resident in Greece?

Income tax is payable on Greek income whatever your residence, subject to tax treaties, so a non-resident landlord files a Greek return. From tax year 2026 rent is taxed at 15% on the first EUR 12,000, then 25%, 35% and 45% above EUR 36,000, per PwC.

The earlier scale, 15%, 35% and 45%, is still widely quoted, and one outlet framed the 25% band as a September 2026 announcement. Confirm the scale with a Greek accountant. Owners who put a closed home on a long-term lease are exempt on that rent for the first 36 months, as reported.

What is capital gains tax on Greek property?

15% on gains from property sales by individuals, suspended until 31 December 2026. Extensions were reported in 2026, to 2027 or to 2030, and one report said the tax may be abolished, but none was legislated as of September 2026.

What taxes apply to short-term rental income in Greece?

For an individual with one or two properties, the rental scale above. VAT at the reduced 13% rate applies where the lessor is a company or an individual with at least three properties let short-term, per PwC. A per-night climate resilience fee also applies.

The exact climate fee for apartments and houses by season could not be confirmed on an official page, so no figure is given here.
