Stan Brinkman is a Dutch data analyst and the founder of Brinkman Data Analytics. His work applies the underwriting discipline of institutional buyers to the foreign-property markets of Southeast Asia — Thailand, Bali, Vietnam and the Philippines — where most purchase decisions are still made from a marketing brochure.
His 2026 yield-gap study modelled 3,353 Thai condo listings and quantified how far advertised gross rental figures drift from modelled net outcomes once vacancy, management, building fees and tax are counted. His per-area asking-price pulls for Chiang Mai, Bangkok and Phuket publish their sample sizes with every figure. He has put his own capital where the method is: he owns and rents out the Chiang Mai condominium he underwrote, documented in a public case study.
Brinkman Data publishes its five-step methodology and 75+ research pages openly. Stan is based in Amsterdam and conducts fieldwork in Chiang Mai, Thailand.
